The pub is located in Blaydon, a highly populated suburb of Newcastle Upon Tyne. It sits on the busy B6317 just off the main Blaydon roundabout near to both Blaydon railway station and the main retail area. The site is an imposing detached building set back from the main road with parking to the front. The B6317 carries traffic to Crawcrook and Ryton, making the route very busy, with sizeable traffic footfall, and the pub is highly visible. Local consumers are largely families, and the prominent demographic group age range is quite young, along with several retired people who have lived in the area for some considerable time. The pub benefits from being within easy walking distance from large numbers of mixed housing, largely terraced in building style. The nearby railway station means that regular customers will come from further afield to enjoy the walk along the River Tyne which flows to the rear of the pub.

PUB LAYOUT

The pub is split into two main trading areas. The aspect is traditional in nature with classic dark wood finishing, giving a feel of authenticity and that of an old school “proper pub”. The main bar has a real open fire and a mixture of fixed benched and loose low-level seating, accommodating 30 people. The function room is mainly used as an entertainment venue, with a vibrant live music programme as the Black Bull is well established on the north east’s live music scene. To the rear is an excellent beer garden with benched seating that has stunning views overlooking the River Tyne.

TRADING STYLE

The Black Bull is a strong traditional wet-led community local pub with a focus on live music, darts, and catering to the local community and walkers. Its Friday and Saturday night music nights ensure it is established on the music scene and is the hub of the local community.

The private accommodation is located on the first floor and consists of 3 bedrooms, living room, bathroom, and kitchen.

BDM VISION

This is an exciting opportunity to run a well-established pub business. Admiral Taverns are looking to work with experienced licensees who can immerse themselves into the local community, multitask the function room alongside the main bar area to create a balance between the two. An individual/couple with local knowledge who can put their own ideas into the business, possibly introduce a small back bar food offering, attract customers from further afield, have a strong marketing plan, and have the desire to grow the business to ensure it stays part of a circuit, can drive footfall and immerse themselves in the main pub life to make this the “go to” pub for the local community.

ADDITIONAL INFORMATION

  • Annual Rent – This is our lowest rent figure associated with a Full Tie. If the tie is reduced, the effective rent (via Tie Release Fees) will increase. Rent is billed and paid for weekly in advance depending on the payment terms agreed.
  • Security Deposit – This sum of money will be held on your account and will be returned to you on exiting the pub based on your final account balance and the condition of the property. Our standard deposit is 25% of the headline rent. On occasion, we can negotiate a lower security deposit with the aim to build up to our full deposit on a long-term agreement.
  • Working Capital – This is a recommended amount required which will be used in the day-to-day running of the business.
  • Stock – This will be valued by an independent valuer on the day you take over the pub. This includes unbranded glassware, unopened bottles, wines, spirits, any unopened/opened kegs, and cask ale providing the container is unopened.
  • Fixtures & Fittings – This includes any item that is bolted to the floor or walls, and a fitting to be any item that is free-standing or hung by a nail or hook. This will also include furniture.

TRAINING

£350.00 – Before signing a long-term agreement, you will be required to attend our 7 Steps to Sales Success training programme. Held online over two days, you will learn marketing and business strategies that will help you to grow sales in your pub – step-by-step.

SERVICE CHARGE COST

£63.33 per week – The Admiral Taverns Premium Maintenance Package will help take care of your compliance and statutory obligations with one simple fee, whilst giving you peace of mind about your boiler and cellar cooling repair and replacement. This also includes full access to e-learning for you and your staff.

ZERO BUSINESS RATES

Based on the April 2023 rating list, the Nil Rates Payable is based on small business rates relief being applied for by the licensee and the licensee only occupying one property for commercial purposes. Please note, this only applies to pubs marked with an Asterisk *.
