We are seeking a proactive and skilled professional to lead our Voids & Maintenance contracts from award through to successful completion. About the Role
As the Contracts Manager, you will oversee the delivery of void property works and maintenance programmes. You will manage multiple sites, lead operational teams, and ensure all projects are delivered safely, efficiently, and to exceptional standards. This role requires strong leadership, excellent organisational skills, and a commitment to driving continuous improvement.
Key Responsibilities
- Contract Delivery & Programme Management
- Manage voids and maintenance contracts from instruction through to handover.
- Develop, monitor, and adjust work programmes to ensure deadlines are met.
- Coordinate multiple work-streams across properties and project teams.
- Site & Operational Management
- Lead site teams, supervisors, and subcontractors to maximise productivity.
- Ensure all operatives are fully trained and competent.
- Carry out regular site visits and inspections to maintain quality and compliance.
- Health, Safety & Compliance
- Ensure all works adhere to health & safety legislation and client requirements.
- Review and approve RAMS (risk assessments and method statements).
- Investigate incidents and implement corrective actions where necessary.
- Client & Stakeholder Management
- Act as the main point of contact for clients, providing regular updates and attending meetings.
- Build and maintain strong working relationships with clients, consultants, and stakeholders.
- Manage expectations and drive customer satisfaction throughout the project lifecycle.
- Commercial & Financial Management
- Monitor contract performance, budgets, and cost control.
- Identify, price, and manage variations and additional works.
- Support invoicing, valuations, and final account processes.
- Quality Assurance & Continuous Improvement
- Ensure all works meet required quality standards and specifications.
- Manage defects and remedial works to completion.
- Identify improvements to enhance operational efficiency and service delivery.
