Are you a skilled Contracts Manager looking for an exciting opportunity to make an impact in the housing industry? Our client based in the West Midlands is seeking an Interim Contracts Manager for circa 4‐6 months to take charge of Decent Homes capital works from feasibility to handover. Responsibilities
- Lead the delivery of annual and multi‐year programmes, ensuring all works align with Decent Homes Standards and statutory requirements.
- Procure and manage main contractors and specialist subcontractors under JCT/NEC frameworks, focusing on value for money, contract delivery and robust commercial control.
- Take charge of EoTs, Early Warnings/Compensation Events (NEC), variations, valuations, payment approvals, and final accounts.
- Maintain accurate programme, cost and risk registers while forecasting cashflow and managing budgets to meet targets.
- Conduct surveys (stock condition, HHSRS, EPC, compliance) and translate findings into actionable work packages and asset investment plans.
- Ensure all works meet HHSRS requirements, Building Regulations, Fire Safety, and obligations under the Building Safety Act.
- Oversee CDM duties, RAMS approvals and collaborate with Principal Designer/Principal Contractor.
- Maintain statutory compliance across gas, electrical, fire, water hygiene, and asbestos, working closely with compliance teams.
- Implement rigorous quality assurance/quality control processes, including Clerk of Works inspections and snagging.
- Prioritise the safety of residents and colleagues, escalating concerns as per safeguarding procedures.
