The predicted salary is between 36000 - 60000 £ per year.

6-month FTC with potential to go permanent.

Monday - Friday 9-5:30.

Annual leave: 25 days per year plus bank holidays.

The Building Safety Manager, in conjunction with others, shall support the Accountable Person and Responsible Person to meet their legal duty of ensuring building safety standards across the managed portfolio. They will provide assurance that company safety policy is implemented at site level and will be the point of contact for general enquiries made by the enforcing authority.

  • NEBOSH Level 3 Certificate in Fire Safety or equivalent.
  • Experience / Knowledge
    • Extensive experience of utilising the full Microsoft Office suite.
    • Previous experience of using CAFM or safety/risk/compliance software in a facilities management/building safety role or setting.
    • Previous experience of records management.
    • A sound understanding of current building safety/fire safety legislation concerning high-rise residential buildings.
    • Knowledge of pass/fail criteria for passive fire protection systems.
    • A sound understanding of the workings of active fire safety systems.

    • The ability to communicate effectively via different means with colleagues, clients, and stakeholders.
    • A proficiency for absorbing new information and then the ability to share that knowledge with others.
    • The ability to prioritise workload in a fast-paced working environment, ensuring that deadlines are met.
    • Strong written skills that enable the composition of accurate summary reports that can be shared with senior management and the client.
    • The ability to logically interrogate asset/PPM records and flag any non-compliance against agreed standards.
    • Strong IT skills that have been applied in a previous building safety/facilities management role.
    • The ability to manage contractors effectively ensuring required outputs and best value for the business.

    • Good knowledge of compliance requirements for facilities management operations (hard and soft services).
    • Experience of undertaking building safety audits in high-rise multi-occupied residential buildings.
    • Previous experience of liaison with the Fire and Rescue Service and Building Safety Regulator.

    Key tasks

    • Working closely with others to ensure all buildings in your portfolio comply with the Building Safety Act, RRFSO, FSER and other relevant legislation.
    • Complete frequent site audits, identifying risks and escalating as necessary.
    • Maintain and monitor records of safety assessments, inspections and contractor works.
    • Develop and maintain safety cases for higher-risk buildings, detailing the safety measures in place, identified risks, and relevant mitigation.
    • Oversee resident engagement requirements at site level.
    • Work alongside Building Managers to ensure the provision of clear and accessible information to residents regarding building safety controls and their responsibilities.
    • Engage with residents regularly to address their concerns and ensure their queries, feedback and complaints are escalated and acted upon within stated timescales.
    • At site level monitor the performance of company safety management systems and procedures.
    • Ensure that fire risk assessment actions are logged, tracked and evidence of resolution saved via electronic record.
    • In conjunction with others, maintain the company's risk and compliance system, monitoring individual building performance.
    • Assist with the mobilisation of new assets providing analysis on whether Regulation 38 requirements have been met.
    • Alongside others ensure that the Principal Contractor has provided O&M information and schematics that facilitate the compiling of Key Building Information (KBI).
    • Following suitable training act as an Authorised Person for the issuing of Permit to Work and Permit to Access.
    • Update Fire and Rescue Service reporting portals in accordance with FSER as required.

    Collaboration and Coordination:

    • Work closely with the Compliance Manager and other team members to integrate safety measures into contracted works and day-to-day in-house operations.
    • Cooperate and collaborate with other Responsible Persons/Accountable Persons such as commercial tenants and superior landlords where applicable.
    • Ensure that all other duty holders share documentation necessary for the building safety case.
    • Support the Compliance Manager with client reporting requirements providing expertise and updates on building safety matters.

    Training and Development:

    • Ensure that all staff and contractors are adequately trained in building safety protocols and the requirements of the Building Safety Act, RRFSO and FSER.
    • In conjunction with others familiarise on-site teams with emergency response arrangements and conduct regular drills and training sessions to ensure preparedness for various safety incident scenarios.
    • Alongside other safety managers develop and deliver online training modules and toolbox talks aimed at enhancing the competency of in-house staff.
    • Undertake and renew contractor inductions as and when required with particular focus on those undertaking works on building life safety systems.

    General Requirements:

    • Be willing to travel to managed assets nationwide.
    • Be available and contactable outside normal working hours as part of emergency response arrangements.
