Adderstone Group is one of the North East's most forward-thinking property owners, developers and investment companies and we are seeking a Property Manager to join our in-house team. Our properties include offices, residential, retail, leisure and industrial assets.

Objectives of Role

  • To work closely with the Estates team across the existing property portfolio.
  • To undertake efficient and effective property and asset management functions to maximise income.
  • To play an integral part of the commercial success of the business through consistently high standards of practice, using sound commercial judgement in all aspects of the role.
  • To work with strong attention to accuracy and detail and undertake tasks in a timely manner and to tight deadlines.
  • Demonstrate a positive and innovative approach with all departments within Adderstone to achieve excellence in all areas.

Areas of responsibility

  • Property & Asset Management:
    • Preparation and administration of service charge budgets and reconciliations.
    • Ensure that all documentation relating to ownerships and tenancies is in order and to deal with any matters arising from those tenancies.
    • Dealing promptly with landlord and tenant matters, including any tenant enquiries, applications and dilapidations.
    • Ensure landlord and tenant compliance with repair and maintenance obligations.
    • Ensure compliance with legislation, including Health & Safety and other regulations.
    • Ensure that the property management database (MRI Qube) is accurate and up to date at all times.
    • Work with the estates team to ensure that all rent, service charges, insurance and other payments are demanded, paid and collected, including enforcement when necessary.
    • Assisting and supporting the estates team on asset enhancing opportunities, including leasing transactions and new initiatives.
    • Assisting with lease events including rent reviews, lease renewals and other tenancy events.
    • Regular site inspections.
  • Leasing:
    • Assisting leasing team with general enquiries across the estate in relation to all lettable space.
  • General Business Support:
    • Contribute to business reporting.
    • Real estate research including preparing market reports, establishing ownership of land/property, sourcing comparable evidence and reviewing planning policy/applications.
    • General office administration.
    • To keep confidential all business and staff information and meet the requirements of the Data Protection Act.
    • Any other duties as reasonably requested.
  • Training:
    • To attend all nominated training courses (in-house or externally arranged).
    • To take responsibility for your own training and coaching as required, including working towards any qualifications, including RICS.

Qualifications, Knowledge and Skills:

  • Relevant degree qualification (e.g Real Estate, Land Management) or ideally at least 12 months’ experience in a related role.
  • Commercially aware.
  • Highly numerate.
  • Confident and able to communicate effectively with colleagues, business partners, lenders, agents etc.
  • Organisation and attention to detail.
  • Able to multi-task and prioritise effectively.
  • Keen to learn and evolve with the business.
  • Proactive and motivated.
  • Excellent IT skills.
