Adderstone Living is currently building a portfolio of large scale residential developments throughout the North East and the successful candidate will manage the commercial aspect of these schemes. This is an opportunity for a positive, energetic team player, with a strong work ethic and 'can-do' attitude to lead a team with continued ambitious plans for growth.
Essential experience:
- Considerable commercial awareness and acumen in equivalent roles
- Demonstrate evidence of budget management and delivery of multi-million-pound schemes
- A hands-on construction professional with industry experience as a Quantity Surveyor and considerable subcontractor management experience.
Desirable experience:
- Degree level or equivalent
- Competent in measurement (take-offs and site measures)
Key responsibilities:
- Strive to optimise the profitability of the Contracts
- Ensure that the Contracts achieve the optimum cashflow position
- Completion and compliance with required contract documentation including Performance Bonds, Parent Company Guarantees and Warranties, including appropriate tracking
- Ensure that all contract documentation and sub-contract documentation is completed and authorised by the Senior Management Team
- Maintaining necessary systems to efficiently file and retrieve information and to allow others to do likewise in accordance with the company filing system
- Presenting and agreeing external valuations with the clients' representatives/funders agents
- Pricing and agreeing variations with clients' representatives
- Prepare and manage key and large risk subcontract accounts from inception to final accounts
- Fully re-measure subcontract accounts
- Check and ensure compliance and issuing of timely Payment and Pay less notices to Subcontractors
- Supervise and guide junior staff/placement students within the commercial team
- Control, monitor and improve commercial processes and deliver the objectives and targets for the Contract teams
- Prepare monthly reports for presentation to the Senior Management Team
- Input into the creation of development/project cost plans
- Monitoring risk and opportunity schedules and managing risk from Commencement to Completion
- Monitoring and managing the change control process
- Provide input, cost and value engineering advice throughout the design life of the scheme and attend design team meetings when required
- Negotiation, appointment, coordination and management of sub-contract resource across the project portfolio
- Liaising with management team to agree project briefs and scope
- Close out of commercial matters and agreeing final accounts at project handover
- Prepare detailed commercial reports on a monthly basis including CVR reports for presentation to the Senior Management Team at monthly Internal Project Review Meetings
- Adhere to the commercial reporting timetable and ensure that deadlines are achieved
- To be client facing and to fully engage in client meetings as required to ensure client requirements are acted upon efficiently and effectively
- To continually strive to improve working practices and service delivery for the whole team
- To provide support to other areas of the business when requested and carry out any other associated duties
Salary competitive dependent upon experience. Company pension scheme. 25 days holiday. Standard working hours are, Monday to Friday, 9am to 5pm. Head office is located in Jesmond, Newcastle upon Tyne. Early applications are encouraged.
