We are currently representing a growing and highly reputable residential property company in their search for an experienced Head of Property Management to lead and develop their property management function. This is an excellent opportunity for an experienced property professional looking to step into a senior leadership position within an ambitious and expanding business. The successful candidate will play a key role in overseeing operations, driving service standards, supporting business growth, and leading a high-performing team.

The Role

As Head of Property Management, you will take overall responsibility for the day-to-day management of the residential portfolio, ensuring exceptional service delivery, operational efficiency, and full compliance across the department.

Key Responsibilities

  • Leadership & Team Management
    • Lead, mentor, and develop the property management team.
    • Foster a positive, accountable, and customer-focused culture.
    • Conduct regular team meetings, one-to-ones, and performance reviews.
    • Support team growth and continuous improvement initiatives.
  • Operational Oversight
    • Oversee the day-to-day management of the residential portfolio.
    • Act as the main escalation point for complex tenant, landlord, and maintenance matters.
    • Ensure the smooth onboarding and integration of new properties.
    • Review and improve internal processes to enhance efficiency and service delivery.
  • Compliance & Risk Management
    • Ensure full compliance with current lettings legislation, tenancy regulations, and health & safety requirements.
    • Liaise with local authorities and external agencies where required.
    • Proactively manage risk across the portfolio and resolve issues efficiently.
  • Stakeholder Management
    • Build and maintain strong relationships with landlords, tenants, contractors, and external partners.
    • Negotiate with contractors and suppliers to ensure quality service and cost efficiency.
    • Provide guidance and support to landlords regarding compliance and best practice.
  • Commercial & Strategic Support
    • Monitor KPIs, budgets, and overall portfolio performance.
    • Identify opportunities to improve profitability, operational efficiency, and customer satisfaction.
    • Provide reporting, insights, and recommendations to senior leadership.

Please note, this role will evolve alongside the business, and additional responsibilities may be required as the portfolio continues to grow.

Candidate Requirements

  • Extensive experience within residential property management.
  • Previous experience managing and developing teams.
  • Strong knowledge of lettings legislation and compliance requirements.
  • Financial awareness with experience monitoring budgets and KPIs.
  • Excellent communication, organisational, and problem-solving skills.
  • A professional and customer-focused approach.
  • Ability to work effectively within a fast-paced environment.
  • Experience using property management systems such as Reapit, Goodlord, or Fixflo would be advantageous.
