We are currently partnering with a fast-growing and highly reputable residential property business to recruit an experienced Property Manager for their Manchester team.
Our client has built a strong reputation within the property sector through their modern approach to property management, strong operational processes, and commitment to delivering an exceptional service to both landlords and residents. Due to continued growth, they are now looking to appoint a proactive and organised Property Manager to take ownership of a residential portfolio.
This is a fantastic opportunity for someone with previous property management experience who enjoys building strong client relationships, managing multiple priorities, and delivering a high standard of service.
As Property Manager, you will be responsible for overseeing your own portfolio of residential properties, acting as the main point of contact for both landlords and tenants while ensuring properties remain compliant, well-maintained, and commercially performing.
Key Responsibilities- Managing a portfolio of residential properties from move-in through to tenancy completion
- Acting as the primary point of contact for landlords and tenants
- Coordinating move-ins, move-outs, tenancy renewals, and tenancy-related administration
- Managing maintenance issues, instructing contractors, and ensuring works are completed efficiently
- Monitoring property compliance including gas safety, EICRs, inspections, and other statutory requirements
- Carrying out routine property inspections and providing detailed feedback to landlords
- Supporting with arrears management and tenancy-related issues where required
- Maintaining accurate tenancy records and compliance documentation
- Working closely with internal teams to minimise void periods and maintain occupancy levels
- Providing regular updates to landlords regarding tenancy performance, maintenance, and property matters
- Previous experience within residential property management, lettings, BTR, PBSA, or agency environments
- Strong understanding of tenancy legislation and property compliance
- Excellent organisational and time management skills
- Confident communication skills with a professional and proactive approach
- Ability to manage a busy portfolio independently
- Experience using property management systems such as Reapit, Goodlord, or similar (desirable)
- Basic salary of £25,000–£28,000 depending on experience
