Join Our Team as a Building Surveyor! PT - 3 days a week., We are looking for a Building Surveyor to work in conjunction with, and to support the Property and Maintenance team.
Role & Responsibilities:
+ Undertake building surveys of Active Prospects Properties both new and existing to inform decisions, appraisals and maintenance plans.
+ Assist in identifying solutions for building layouts to meet the people we support needs.
+ Project manage a number of development, extension and refurbishment projects, liaising with architects, contractors and suppliers so that projects are delivered on schedule and within budget.
+ Offer technical guidance, defect diagnosis, undertaking a range of property surveys, preparation of specifications and schedule of works for tender, and management through the progress to completion and defects management.
+ Support organisation to meet its environmental /sustainability and net zero targets for its housing stock.
Responsibilities will also include:
+ Completion of detailed project plans for lead projects
+ Preparation of detailed drawings using CAD or other systems and ability to apply for planning permission and building control
+ Managing the full tender process
+ Advising on energy efficiency, environmental impact and sustainable construction
+ Good knowledge of JCT contract management
+ Lead on stock condition surveys
+ Preparation of detailed specifications and drawing up of tender documentation
+ Supporting with forecast/budgeting
+ Have experience and good knowledge of DHS, HHSR, and new Safety and Quality Standards
+ Lead on CDM on both property development and refurbishment schemes and on larger maintenance programmes
+ Good knowledge of the current Fire Safety requirements for high-and low-rise blocks and residential/domestic properties
The successful candidate will have the following Knowledge, Training & Experience:
+ Bachelor\'s or equivalent degree in building surveying or a related field
+ NEBOSH qualification (If not held you must be prepared to undergo training)
+ Maintenance contract procurement and managing building maintenance and capital building work contracts and the processes involved
+ Experience in stock condition surveys, property maintenance (planned/cyclical/reactive) and project management
+ Comprehensive understanding of statutory and legal regulations including planning legislation, Health and Safety, and Fire Safety
+ Confident persuasive approach and proven ability of working effectively with a range of colleagues, contractors and suppliers
+ Proven negotiation skills
+ Good eye for design and a keen eye for detail
+ Financial awareness and able to manage a budget
+ Be solution focused
+ Car Driver and use of own car
