We are seeking an experienced and commercially astute Contracts Manager to oversee the delivery of planned roofing and external works programmes within the social housing sector. Working in partnership with Housing Associations and Local Authority clients, you will take full responsibility for the operational, commercial and contractual performance of multiple projects, ensuring safe, profitable and high-quality delivery.
Projects will typically include:
- Pitched and flat roofing renewals
- Roof repairs and maintenance
- External decorations
- Window and door replacements
- Rainwater goods
- Brickwork and façade repairs
- External wall insulation (EWI)
- Cyclical maintenance and planned works
Key Responsibilities
- Manage multiple social housing contracts simultaneously from mobilisation through to completion.
- Ensure all projects are delivered safely, on time, within budget and to agreed quality standards.
- Develop and monitor project programmes, resource plans and delivery schedules.
- Lead Site Managers, Supervisors, Resident Liaison Officers and subcontractors.
- Conduct regular site inspections, quality audits and progress reviews.
- Drive programme performance and achieve contractual KPIs.
Candidate Requirements
Essential
- Proven experience as a Contracts Manager within the social housing, planned maintenance or refurbishment sector.
- Strong background managing roofing and external works contracts.
- Experience working with Housing Associations and Local Authority clients.
- Demonstrable experience managing multiple projects and operational teams.
- Strong commercial awareness and budget management experience.
- Excellent client-facing and stakeholder management skills.
- Good understanding of construction contracts and programme management.
- Strong IT skills including Microsoft Office and project reporting systems.
- Full UK Driving Licence.
