About the Role ACT Developments is looking for a Project Manager who will oversee the management and performance of projects from inception to completion. This includes handling overall program management, resource allocation, and maintaining strong relationships with clients and consultants. The Project Manager will ensure that all projects are completed to the highest standard, aligned with ACT’s commercial goals and company values. Key Responsibilities General & Programme Maintain a safe, clean, orderly, and presentable site at all times. Delegate site management tasks weekly to meet programme, quality, and cost goals. Ensure accurate daily logs on Procore and material orders align with specifications and timelines. Manage high-value, long-lead items, and coordinate ACT and supply chain works to prevent nonrecoverable variations. Review resources against the cost plan with the commercial team. Create, review, and manage the construction programme, ensuring critical milestones are met. Report and justify potential delays, ensuring subcontractors meet critical path milestones. Issue fortnightly programme updates and manage extension of time applications and loss/expense claims. Report and document real-time progress against the programme. Communication, Information Management & Quality Promote a “Can do” culture, collaborating with management, operatives, supply chain, consultants, clients, and community. Document and circulate actions from meetings and correspondence. Manage CVIs, RFIs, and weekly reports on Procore, and organise building control/local authority visits. Maintain good relationships with neighbours and ensure accurate, buildable design information. Oversee ACT quality assurance, ensuring specifications are met, and defects are rectified promptly. Health, Safety & HR Ensure compliance with ACT-Developments Health and Safety policies and CDM 2015 regulations. Review risk assessments, manage H&S folders, and implement corrective actions from audits. Conduct regular Toolbox Talks and ensure subcontractors meet competency requirements. Minimise traffic, noise, and dust, ensure protective gear is available, and maintain machinery and plant. Monitor health and safety compliance, address breaches, and ensure welfare facilities meet HSE standards. Implement ACT pay and performance reviews, conduct disciplinary actions, and report HR issues. Commercial & Document Control Oversee and review variations with project QS before submission, ensuring efficient labour allocation. Understand contract pricing and work with QS on procurement within budgets, implementing value engineering. Liaise with the Document Control Manager to ensure document management standards are met. Training & O&M Ensure site managers meet competency requirements, including NVQ Level 6, SMSTS, and First Aid at Work. Oversee the collaboration of site/subcontractor information into O&M according to procedures.
