ROLE OVERVIEW

The Senior Project Manager at ACT is responsible for overseeing the entire lifecycle of ACT’s super prime residential refurbishment projects and project team, ensuring they are completed on time, within scope, and on budget.

This role requires a strong understanding of contract management, commercial acumen, and the ability to foster and maintain relationships with key stakeholders.

ROLES & RESPONSIBILITIES

Contractual Management & Compliance

  • Adhere to contract terms, conditions, and employer requirements.
  • Manage, document and issue contract variations, and notices such as NODs, EOTs, commencement, completion, suspension, termination, variation, payment, and default.
  • Manage disputes according to contract terms, seeking resolution through negotiation, mediation, arbitration, or litigation if necessary.
  • Ensure all necessary insurance policies are in place and maintained throughout the project.
  • Identify and manage potential project risks putting necessary mitigation strategies in place.

Project Delivery

  • Ensure projects are delivered on time, within scope, and on budget, meeting all quality standards.
  • Oversee the project programme carrying out weekly reviews and updating where required.
  • Oversee the construction works to ensure compliance and quality.
  • Manage the pre-commencement project phase ensuring compliance with local authorities and other bodies.

Regulatory & H&S Compliance

  • Meet building codes and standards.
  • Ensure health, safety, and environmental compliance.

Stakeholder Relationships

  • Foster strong relationships with clients, architects, and subcontractors to ensure collaboration and project success.
  • Lead team in preparation and delivery of monthly consultant progress meetings ensuring last month's minutes are closed out and project documentation is up to date.

Team Leadership

  • Direct, lead, and inspire project teams, promoting ACT company values.
  • Conduct weekly project progress meetings, identifying key tasks and project risks, giving the team clear deliverables.
  • Conduct regular performance management processes with the project team identifying good work alongside Performance Improvement Plans where necessary.

Internal Policies & Procedures

  • Enforce company policies and ensure staff training.
  • Ensure all company processes and procedures are followed in line with ACT’s best practice

Design Management

  • Ensure the design is managed effectively throughout the project lifecycle, coordinating with architects and design teams to maintain project alignment with client expectations and regulatory requirements.

Commercial

  • Work alongside project QS
  • Must have full understanding of the Contract pricing document.
  • Ensure Quantity Surveying alignment with on-site requirements.

Subcontractor and Supplier Compliance

  • Ensure all subcontractors and suppliers meet pre-qualification criteria.
  • Monitor and manage subcontractor performance to ensure compliance with project requirements.

Documentation and Record-Keeping

  • Maintain detailed records of all correspondence, contracts, variations, and other relevant documents.

QUALIFICATIONS & SKILLS

  • Training
  • Degree in Construction Management, NVQ Level 7 in Construction or equivalent
  • Site Managers Safety Training Scheme course
  • First Aid at Work Level 3
  • Temporary works supervisor
  • Competency in use of all Procore Site management tools (See matrix attached)
  • Compentency in MS Office, MS Projects & Asta Powerprojects
