Your role involves leading site meetings, steering cost control, managing head contract and subcontractor responsibilities, whilst ensuring value for money and contractual compliance.

As the sole Senior Quantity Surveyor, you will be the key commercial lead, supporting project delivery teams, liasing with clients and stakeholders and ensuring robust financial reporting and forecasting for the project.

  • ROLES & RESPONSIBILITIES
  • General
  • Lead in producing and delivering high-quality communication and reporting.
  • Actively drive site meetings with a proactive, solution-oriented approach for commercial input and decision making.
  • Provide strategic guidance to Project Managers and Site Managers, ensuring robust commercial support to the team.
  • Oversee and handle contractual matters with Integrity, demonstrating honesty, transparency, and fairness at a senior level.

  • Cost Control
  • Oversee and ensure the commercial success of projects, displaying passion and commitment to excellence.
  • Present project financial performance, including forecasting costs, incoming revenue, and profit margins.
  • Produce detailed cost valuation reconciliation reports and present to your Managing Surveyor on a monthly basis.
  • Manage the creation and maintenance of project cash flow reports.
  • Review and approve head contract & subcontractor valuations, variations, and final accounts.
  • Directly oversee subcontractor liabilities, identify risks within the project and strategise to maximise project value
  • Head Contract Responsibilities
  • Oversee the preparation and submission of Head Contract Valuations in a timely manner.
  • Be responsible for reviewing the Contract Pricing Document/Contract Sum Agreement in depth, and factor into preparation of subcontract orders and the preparation of ACT valuations.
  • Oversee the preparation and submission of Variation Orders, demonstrating adherence to "the ACT way" by delivering the final account for the project once all subcontractor accounts are settled / understood.
  • Direct cost-related changes communication to the client team, ensuring timeliness and clarity.
  • Provide clear guidance on Head Contract Obligations, risks and opportunities.
  • Proactively identify, monitor, and formally notify the Client Team / Contract Administrator of any delays impacting the progress of works.

Lead the preparation, drafting, and submission of robust Extension of Time (EOT) claims in strict accordance with the JCT contract mechanisms, ensuring all entitlement to time and associated loss and expense is fully protected.

  • Produce and maintain a comprehensive schedule of Contractual Warranties upon handover of the project from Pre-Construction.

Ensure all required subcontractor Professional Indemnity (PI) insurance levels, bonds, and collateral warranties are verified, executed, and returned to ACT in strict alignment with the main contract requirements.

  • Sub-Contractor Responsibilities
  • Undertake the procurement of subcontractor packages, ensuring alignment with the project procurement schedule requirements and profitability targets.
  • Establish and manage contractual agreements with sub-contractors, ensuring adherence to contract terms and project timelines.
  • Complete and issue subcontractor valuations based on site work and manage the subcontractor variation account.
  • Develop strategic relationships with subcontractors and guide the risk profile assessment through credit checks and insurances review.
  • Ensure interim payments are timely received for upstream valuations and lead meetings to agree variations and obtain subcontractor insurances.
  • Lead Subcontractor Pre-start meetings and oversee mid project and post project reviews with Subcontractors.
  • Highlight which packages have Contractors Design Portions and ensure that they line up with contract requirements.

Produce a schedule of Contractual Warranties and ensure that these warranties are issued, signed and returned to ACT by the time the first valuation is received from the relevant subcontractor.

Ensure that this schedule is saved and published in the "contract" folder on Google drive.

  • Ensure Subcontractor packages which include a Contractors Design Portion (CDP) are robust and meet the Head Contract criteria in relation to PI levels, Collateral Warranty wording etc.
  • Communication
  • Drive a proactive culture through all communications, embodying a solution-oriented approach.
  • Lead and model professional communication with all stakeholders, demonstrating integrity, honesty, and transparency.
  • Coordinate with the PQS to resolve any commercial or contractual issues and guide the Project Manager in preparing and issuing notifications in line with contract requirements.
  • Attend weekly meetings with the site team to ensure seamless collaboration and coordination between site and commercial items.
  • Document Control
  • Must have thorough knowledge and understanding of Tender/Contract Documents and drawings.
  • Review and analyse of new drawings, RFI’s, and CVI’s during the project, ensuring any changes are captured proactively.
  • Complete measures and material take-offs based on drawings and specifications issued.
  • Work closely with the Document Control Manager to ensure all new subcontractor details are updated in the Procore project directory.
  • Ensure subcontractor insurance information is timely updated and maintained within Procore.
  • Tendering
  • Tender packages to submit complete and accurate costs.
  • Manage subcontractor queries during the tender process.
  • Carry out Subcontractor Pre-qualifications during tender process.
  • Ensure accurate minutes are provided.
  • Attend pre-construction handover meeting on successful projects.
  • Training
  • Show Passion for learning by continually developing knowledge and skill set
  • Have competency in Excel, Procore and Bluebeam
  • Understand JCT Contract, Insurance Types, Bonds & Warranties, VAT, CIS labour & materials, IT, H&S, and leadership/management of peers.
