General:

  • Site Maintenance: Maintain a safe, clean, orderly, and presentable construction site at all times.
  • Inductions: Ensure all visitors and operatives receive appropriate inductions and adhere to site rules.
  • Task Delegation: Delegate and oversee weekly deliverables to Site Managers, Foremen and operatives, providing guidance to maintain programme, quality and cost control.
  • Site Diary: Maintain an accurate daily site and labour diary on Procore.
  • Material Ordering: Order specified materials in line with program and storage requirements.
  • Coordination: Manage and coordinate ACT and supply chain works onsite to avoid non-recoverable variations by holding regular Sub Contractor Coordination meetings.
  • Timesheets: Ensure timesheets are completed and delivered to HR on time.
  • Line Management: Line manage and develop the site management team, setting clear expectations, providing coaching and addressing performance concerns.
  • Mentoring: Act as a mentor for less experienced managers, sharing best practice and ensuring consistent application of ACT standards across the site.
  • Resource Review: Lead weekly reviews of labour and plant resources against the cost plan with the commercial team, agreeing corrective actions where required.

Programme:

  • Lookahead Programmes: Lead the creation and management of 6 week lookahead programmes, assuring alignment with the overall project programme and challenging sequence, resourcing and logic where required.
  • Critical Path Reporting: Proactively identify and report any potential delays, gains or influences on the critical path, agreeing mitigation measures with the Project Manager and commercial team.
  • Work Sequencing: Sequence works and subcontractor tasks across all workfaces to ensure a safe, methodical and quality based process, minimising re-work and disruption.
  • Progress Reporting: Report real-time progress for direct and subcontractor works in line with program requirements and compile and issue weekly Site manager Reports.

Communication & Information Management:

  • Positive Culture: Act as a visible role model of ACT’s values, setting the tone for behaviours and communication on site.
  • Collaboration: Work collaboratively with management, operatives, supply chain, consultants, clients, and the community to ensure adherence to company values and standards.
  • Documentation: Document and circulate actions from meetings and correspondence and manage CVIs and RFIs using Procore.
  • Weekly Reports: Oversee the compilation and circulation of weekly reports to the client’s consultant team, ensuring accuracy and that risks, issues and decisions are clearly communicated.
  • Authority Liaison: Organise and record building control/local authority visits and manage plan check report deliverables.
  • Client Interface: Act as the primary day to day operational contact for the client and their consultants, managing expectations, resolving issues promptly and protecting the relationship.
  • Meeting Leadership: Chair regular coordination, progress and subcontractor meetings, ensuring actions, responsibilities and deadlines are clearly recorded and followed through.
  • Design Review: Review issued design information for accuracy and buildability, reporting discrepancies.
  • Drawing Approvals: Review and approve drawings on Procore, maintaining accurate records of samples and submittals.

Quality/Accuracy:

  • Setting Out: Ensure gridlines, datums, and continual dimensional checks throughout the project.
  • Quality Control: Conduct regular quality control checks and execute pre-line/pre-finishes installation checks in line with ACT Quality Management System (QMS).
  • Quality Strategy: Set and lead the project quality strategy on site (QMS), ensuring inspection and test plans, benchmarks and mock ups are in place and rigorously followed.
  • Issue Resolution: Record and circulate quality/specification issues, ensuring timely resolution. Ensure quality and specification issues are owned and closed out by the appropriate party, with root causes identified to prevent recurrence.
  • Sign Off: Undertake final sign off of key work stages and areas prior to client inspection, ensuring works are fully compliant with ACT standards and project specifications.
  • Audit Participation: Participate in risk-based audits and inspections, implementing improvements as needed.

Health & Safety:

  • Policy Implementation: Take overall responsibility for implementing ACT health and safety policies, procedures and processes on site, ensuring full compliance by all site management and supply chain partners.
  • Risk Assessments: Ensure risk assessments and method statements are in place and reviewed.
  • H&S Management: Manage site H&S folders, record near misses, and implement preventive measures.
  • Safety Leadership: Lead by example in all safety matters, challenging unsafe behaviours and stopping works where necessary.
  • H&S Reviews: Chair regular H&S review meetings with the project team and H&S Manager, tracking close out of actions and trends.
  • Toolbox Talks: Ensure a structured programme of Toolbox Talks is delivered by the management team, and that learning is captured and shared across the project.
  • Site Conditions: Minimise traffic, noise, and dust; ensure proper use of protective clothing and equipment.
  • Welfare Facilities: Ensure provision for welfare facilities, first aid, and emergency procedures.
  • Temporary Works: Identify requirements for temporary works and ensure competent management.

HR:

  • HR Issues: Raise and report any on-site HR issues.
  • People Management: Carry out regular 1 to 1s and performance reviews with the site management team, agreeing objectives and development actions.
  • Capability & Conduct: Address performance, conduct and attendance issues promptly in line with ACT HR processes, escalating to HR and senior management where necessary.
  • Succession & Development: Identify high performers and potential successors within the site team and work with HR and L&D to support their development.
  • Performance Reviews: Conduct and circulate performance reviews.

Commercial:

  • Contract Understanding: Maintain a detailed understanding of the Contract Pricing Document scope of ACT and supply chain works, ensuring the site team delivers within scope and budget.
  • Variation Identification: Proactively identify, record and communicate site variations or client requested changes, ensuring commercial opportunities are captured in a timely manner.
  • Labour Allocation: Approve and monitor labour allocation and site based procurement in line with budgets and commercial strategies agreed with the QS and PM.
  • Material Procurement: Procure materials within allocated budgets.
  • Cost Forecasting: Contribute to cost reporting and forecasting by providing accurate site information on progress, risks and opportunities.

Document Control:

  • Document Control Liaison: Provide oversight of document control operations, ensuring the site team correctly uses Procore and that all drawings, RFIs, CVIs and submittals are current, coordinated and compliant.
