The Quantity Surveyor is responsible for overseeing the financial and contractual aspects of ACT projects. This includes cost planning, procurement, financial reporting, risk management, and contract administration. Your role is critical in ensuring commercial success, client satisfaction, and alignment with ACT’s values and goals.
Responsibilities
- Deliver high-quality communication and reporting across projects.
- Actively participate in site meetings, providing commercial insight and solutions.
- Collaborate with Project Managers and Site Teams for cost-effective project delivery.
- Ensure contractual compliance and timely communication of commercial matters.
Cost Control & Forecasting
- Forecast project costs and revenues.
- Produce monthly CVRs and lead commercial reviews with key stakeholders.
- Maintain project and client cash flows.
Head Contract Management
- Administer the head contract, including valuations, claims, and variation orders.
- Ensure on-time and complete submission of valuations and cost updates.
- Communicate changes and claims with clarity and transparency.
Subcontractor Management
- Procure subcontractor packages aligned with procurement schedules.
- Conduct valuations, manage variations, and close final accounts.
- Maintain relationships through proactive risk assessment, credit checks, and insurance tracking.
- Manage tendering processes and subcontractor pre-qualifications.
- Ensure procurement aligns with project needs and timelines.
Documentation & Controls
- Review and analyse contract documents, drawings, and RFIs.
- Track and document project changes accurately using Procore and relevant tools.
- Keep subcontractor data, including insurances, up to date.
Training & Development
- Commit to continual professional development in commercial management and construction.
- Enhance knowledge in JCT contracts, negotiation, reporting, and digital tools (Excel, Bluebeam, Procore).
Operations & Maintenance
- Ensure O&M deliverables are defined, tracked, and completed before final accounts closure.
Job Requirements
- Over 3 years of experience as a Quantity Surveyor (residential high-end/luxury preferred).
- Strong commercial acumen and leadership experience.
- In-depth knowledge of JCT Contracts, cost management, and construction practices.
- Competency with Procore, Excel, Bluebeam.
- Excellent communication, negotiation, and mentoring skills.
