This is a project-focused position within ACT Property Care, sitting at the heart of our delivery operation. You will take ownership of small works and defects programmes from initial instruction through to close-out - managing programmes, costs, trades, and client relationships with precision and professionalism. This role requires someone who is equally comfortable managing programmes and budgets as they are rolling up their sleeves on a complex defect. You will work closely with the wider Property Care team, site operatives, and directly with clients across a portfolio of high-end residential properties.

Key Responsibilities

  • Project & Programme Management
    • Take full ownership of small works and defects programmes from instruction to close-out
    • Produce and maintain detailed programmes for all live Property Care projects
    • Manage multiple workstreams simultaneously, prioritising effectively and adapting to changing client needs
    • Coordinate trades, subcontractors, and internal resource to deliver works on time and within budget
    • Report on project status, risks, and progress to the Head of Property Care on a regular basis
  • Defects Management
    • Lead the end-to-end management of defect programmes across the Property Care portfolio
    • Take ownership of defect close-out - tracking, chasing, and resolving outstanding items to completion
    • Maintain clear communication with clients throughout defect programmes, managing expectations and providing regular progress updates
  • Commercial & Costing
    • Prepare accurate costings and estimates for small works and defect rectification
    • Monitor expenditure against agreed budgets, flagging variances early
    • Support the Property Care team in identifying and converting additional scope opportunities
  • Administration & Reporting
    • Maintain up-to-date schedules, trackers, and records for all live and completed works
    • Produce clear, timely reports for internal and client audience
    • Ensure all documentation is accurate, filed appropriately, and accessible to the team

  • Solid construction knowledge - you understand how buildings go together and what good looks like
  • Proven experience managing defects and small works, ideally within a residential or high-end environment
  • Strong project management skills - programmes, coordination, and delivery from start to finish
  • Experience producing costings and managing budgets on live projects
  • Strong understanding of maintenance - planned, reactive, and preventative
  • Excellent administration and reporting skills - organised, thorough, and dependable
