We are looking for an experienced Social Housing Development Project Delivery Manager to take ownership of a portfolio of residential development schemes, overseeing projects from the early procurement stages through to successful completion. This is a great opportunity for someone who enjoys having genuine responsibility for projects and is confident managing budgets, programmes, contractors, risks and stakeholder expectations. You'll play a key role in delivering high-quality new homes while ensuring projects remain commercially viable, compliant and on track.
Key Responsibilities:
- Take overall responsibility for the delivery of residential development schemes through to practical completion.
- Lead the procurement of contractors, consultants and other professional services.
- Manage project finances, including budgets, cashflow, expenditure and scheme viability.
- Develop and monitor delivery programmes, ensuring key milestones are achieved.
- Identify, assess and manage project risks, taking early action where issues arise.
- Coordinate internal teams, contractors, consultants and external partners throughout the project lifecycle.
- Ensure developments meet all relevant planning, contractual, regulatory and statutory requirements.
- Prepare accurate project updates, financial forecasts and performance reports for senior stakeholders.
- Maintain effective relationships with local authorities, funding bodies, development partners and other key stakeholders.
- Assist with funding applications, grant monitoring and compliance requirements.
- Promote high standards of construction quality, health and safety and overall project performance.
- Identify opportunities to improve project delivery processes and outcomes.
About You:
- You'll have a proven background in residential development or housing project delivery, with the ability to manage multiple projects and competing priorities from inception through to completion.
- Strong experience delivering residential development projects.
- Good knowledge of construction, procurement and planning procedures.
- Proven ability to manage project budgets, financial forecasts, programmes and risk.
- Experience coordinating multidisciplinary project teams and external suppliers.
- Excellent communication, negotiation and stakeholder management skills.
- Confidence working with a range of external partners, contractors and professional advisers.
- Previous experience within the housing sector would be highly beneficial.
- Knowledge of Homes England funding and grant compliance would be advantageous.
- A commercially aware, organised and proactive approach to project management.
- Strong attention to detail and the ability to deliver against challenging deadlines.
