We are recruiting a Project Manager to take full responsibility for the delivery of passive fire protection contracts, including fire door installation and maintenance, fire stopping, intumescent sealing, cavity barriers and associated remedial works. You will manage projects from mobilisation through to completion and sign-off. This includes preparing and maintaining contract programmes, coordinating access, managing site operatives and subcontractors, monitoring costs, producing monthly CVRs, identifying variations and ensuring defects are resolved before handover.

The work involves occupied residential properties, so you will communicate directly with clients and residents about appointments, programmes and disruption. You will also manage access issues and complaints while ensuring that progress and decisions are recorded clearly. Quality and compliance are central to the position. You will work with the quality team to ensure installations meet third-party certification requirements and are supported by photographic evidence, compliance records, O&M files and as-built documentation. You will also ensure compliance with the Building Safety Act 2022, Approved Document B, BS 8214 and relevant certification schemes such as BM TRADA Q-Mark or Certifire.

Applicants must have previously managed passive fire, fire stopping or fire door contracts within social housing or an occupied residential environment. General construction project management experience without direct passive fire delivery will not be sufficient.

You must be able to demonstrate experience of:

  • Managing multiple live contracts, programmes and resource plans.
  • Directing operatives, supervisors and subcontractors.
  • Controlling project budgets, CVRs and variations.
  • Managing RAMS, inductions, toolbox talks and site health and safety.
  • Delivering certified passive fire work with complete quality and compliance evidence.
  • Communicating with clients and residents in occupied properties.

NVQ Level 6 and SMSTS are required, together with Health and Safety Awareness for Managers, Asbestos Awareness, Manual Handling and Working at Height training. IOSH Managing Safely or a NEBOSH Construction Certificate would be advantageous.

Please ensure your CV clearly describes the passive fire contracts you have personally managed, the types of fire door or fire stopping work delivered, the environments involved, your commercial responsibilities and the certification or compliance standards applied.
