Our client is an established, highly successful Main Contractor with a reputation for delivering commercial, residential, and general building projects. Driven by sustained company growth and a robust multi-million-euro project pipeline, they are now seeking a Commercial Manager in the West of Ireland. This is a business-critical appointment for a professional looking to secure a premier local role in Galway, backed by a stable, long-term regional workload.

The Role & Responsibilities

Reporting directly to the Commercial Director, you will take full commercial ownership of a diverse pipeline of live projects and upcoming developments. This is a leadership position combining high-level commercial strategy with hands-on team management.

  • Team Leadership: Manage and mentor a regional surveying department, directly overseeing 3 to 4 live projects, with a dedicated Senior or Project Quantity Surveyor managing operations on each site.
  • Financial Control: Implement robust cost-control frameworks, review monthly CVRs, and ensure corporate profitability targets are met across all active developments.
  • Contract Management: Oversee subcontract procurement, manage main contract variations, and mitigate commercial risk from pre-construction through to final accounts.
  • Strategic Advisory: Work closely with the Commercial Director and the senior leadership team to advise on procurement strategies, joint ventures, and pipeline feasibility.

Requirements

This role is ideally suited to an experienced Commercial Manager or an ambitious, high-performing Senior Quantity Surveyor ready to step up into full commercial management.

  • Experience: A proven track record (7+ years) running commercial operations within general contracting, commercial, or residential building sectors in Ireland or the UK.
  • Qualifications: A degree in Quantity Surveying, Construction Economics, or a related commercial discipline.
  • Leadership Skills: Demonstrated experience managing, mentoring, and developing site-based surveying teams.
  • Local Alignment: Must be based within a feasible commuting distance of Galway and possess a strong understanding of the regional subcontractor market in the West.
