A well-established and progressive main contractor is seeking an experienced Design Manager to join their project delivery team on a major construction project in Dublin. This is a key role within the project team, responsible for managing the flow of design information, coordinating between consultants and site teams, and ensuring all technical deliverables align with programme and construction requirements.
The Role
Working closely with the Project Manager and wider delivery team, you will take ownership of design coordination across the project lifecycle. You will act as the central point between the design team, subcontractors and site personnel, ensuring information is issued, tracked and closed out in line with programme demands.
Key Responsibilities
- Design Coordination & Communication
- Coordinate design information between consultants, architects and the construction team
- Ensure all issued drawings, specifications and technical details are clearly communicated to site teams
- Build and maintain strong working relationships with the external design team
- Submittals & Technical Approvals
- Manage the full technical submittal process from initiation through to approval
- Develop and maintain a detailed submittal register aligned with the project programme and procurement schedule
- Track submission status and follow up to ensure timely approvals in line with agreed turnaround periods
- Work closely with commercial teams to progress approvals for alternative or equivalent materials
- Subcontractor Interface
- Engage with subcontractors to coordinate design deliverables including shop drawings and technical submissions
- Chair and minute coordination meetings, agreeing key deliverable dates such as fabrication, delivery and installation
- Oversee the flow of information required for BCAR compliance and O&M documentation
- RFI & Information Management
- Maintain and manage the RFI register, ensuring queries are issued, tracked and responded to within required timeframes
- Facilitate effective communication between subcontractors and the design team to avoid delays in the design development process
- Ensure continuity of information flow throughout the shop drawing and coordination stages
- Programme & Compliance
- Monitor design-related deliverables against the construction programme
- Track method statement submissions and ensure feedback is received within agreed timelines
- Support quality control planning by ensuring all required design information is available in advance of works
- BCAR & Project Documentation
- Coordinate documentation required for BCAR compliance, ensuring records are accurate and up to date
- Ensure inspection notifications are planned and communicated in line with the project schedule
- Support the compilation of O&M manuals and handover documentation
- Meetings & Reporting
- Attend and record key coordination and production meetings with subcontractors and design teams
- Provide regular updates on design progress, risks and bottlenecks to the project leadership team
Requirements
- Degree-qualified in Engineering (Civil/Structural) or Construction Management
- Experience in a Design Manager or similar coordination role with a main contractor or specialist contractor
- Proven experience working on large-scale construction projects
- Residential project experience is highly desirable
- Strong understanding of design processes, technical submittals and construction sequencing
- Familiarity with BCAR processes and documentation requirements
- Excellent communication and stakeholder management skills
- Highly organised with strong attention to detail and ability to manage multiple information streams
