A leading Irish main contractor is seeking an experienced Contracts Manager to take full responsibility for the delivery of a major construction project in the Dublin area, with a value in excess of €50m. This is a senior, project-focused role offering full ownership of a flagship development, with responsibility from early-stage planning through to handover and defects resolution.

The Role

Reporting to senior leadership, you will act as the overall project lead, responsible for driving programme, safety, quality and commercial performance on a large-scale build. You will manage the full site team, coordinate with client and design stakeholders, and ensure the project is delivered to the highest industry standards.

Key Responsibilities

  • Project Leadership
    • Take full ownership of a €50m+ construction project from mobilisation through to completion
    • Lead and manage the site team including Project Managers, Engineers and subcontractors
    • Drive a high-performance culture focused on delivery, accountability and safety
  • Pre-Construction & Planning
    • Lead project setup including planning, methodology and sequencing
    • Review design information and ensure buildability and risk mitigation strategies are in place
    • Develop and agree project programme and resource plans
  • Project Delivery
    • Oversee day-to-day site operations ensuring adherence to programme and milestones
    • Monitor progress against baseline programme and implement corrective actions where required
    • Chair regular site and stakeholder meetings to ensure alignment across all parties
  • Stakeholder Management
    • Act as the key interface with the client, design team and external stakeholders
    • Maintain strong working relationships with local authorities and utility providers
    • Provide clear and consistent reporting to senior management
  • Commercial & Contractual
    • Maintain oversight of project financial performance and cost control
    • Ensure all contractual obligations are met and appropriate documentation is maintained
    • Manage risk, variations and commercial reporting throughout the project lifecycle
  • Quality, Safety & Compliance
    • Champion best-in-class health & safety standards across the project
    • Ensure all works are delivered in line with regulatory and company requirements
    • Maintain a strong focus on quality of workmanship and finishes
  • Project Close-Out
    • Oversee commissioning, handover and completion processes
    • Ensure efficient management of snagging and defects during the defects period
    • Support final account close-out and project review

Requirements

  • Proven experience operating at Contracts Manager or Senior Project Manager level with a main contractor
  • Track record of delivering large-scale projects (€30m+), ideally €50m+
  • Strong experience in managing full project lifecycle from pre-construction to handover
  • Excellent leadership and team management skills
  • Strong commercial acumen and contractual awareness
  • Degree-qualified in Construction Management, Engineering or a related discipline (or equivalent experience)
