As a Plumber, a typical day might include:
- Undertaking all types of plumbing repairs including taps, WCs and wastes, basic tiling duties identified within Acis housing stock and any other properties as instructed.
- Works may involve both emergency and scheduled responsive repairs as well as more extensive renovation works to properties.
- Arranging the provision of materials and plant, either directly or under supervision to attain an efficient, effective and productive return on expenditure.
- Ensuring that the correct materials are available to complete the work at the required quality standard.
- Liaising with tenants and your line manager concerning the timing and progress of work being undertaken.
- Ensuring the safe handling and storage of all plant and equipment, including regular checks for road-worthiness on vehicles for which you are responsible.
- Carrying out work activities in line with current Approved Codes of Practice and in accordance with Building Regulations.
- Personally carrying out and working to localised risk assessments as your individual work task requires.
- Being customer focused in attitude with regard to service expectations and delivery, showing flexibility in working hours as the job demands.
- Ensuring that the Code of Conduct for the repairs and maintenance service is fully complied with.
- Completing further training and qualifications as the job role and changing legislation demands.
- Empathy with the aims and values of Acis Group and to the provision of high quality services to Acis customers.
- Providing and maintaining a full tool kit to enable all reasonable duties to be undertaken as the post dictates.
- Being responsible for the proper handling, care, security and maintenance of equipment, plant, materials and vehicles.
- Working in a safe manner in respect of adherence to health and safety regulations with regard to the safety of yourself, other workers, customers and the general public.
- Using ladders and step ladders where needed to effect a repair.
- Working from scaffold access, or hydraulic platforms, as work tasks dictate.
- Lifting of materials and component parts, tool kits, ladders, power tools.
- Fitting of materials and component parts in confined spaces often in awkward postures.
- Lone working with the public and in tenants' homes, including working at height and in empty properties.
The must haves:
- You will have NVQ Level 2 in a specific trade i.e. Plumbing or equivalent with the ability to undertake other various trade work.
- A full Driving Licence.
- You will have several years' experience of repairs and maintenance work within both void and tenanted properties.
- You will have a sound understanding of the construction industry in particular the building trade including issues surrounding legislation, Health and Safety, manual handling, working at heights etc.
- A good knowledge and experience of working within social housing.
- You will have the ability to plan ahead to ensure that all jobs can be completed on time, first time.
- You have the knowledge and are qualified to undertake asbestos removal (non-licensed) or willing to be trained.
