Main purpose of the role:
To facilitate the sales and design team from concept designs through to project commencement in securing opportunities, by coordinating the pre-construction phase of a project from RFQs, cost planning, design coordination, contract negotiation and project programming.
Qualifications / Experience required:
- Ability to read and understand architectural plans
- Experience in negotiating contracts / pricing
- Minimum 3 years experience in office fitout sector or related field
- General understanding of building regulations
- Experience in project management application / principles
- Competent in use of Microsoft 365 and other IT platforms
- Full Driving License

- Project management certification

Main Areas of Responsibility:
- Develop RFQs (requests for quotations) from the initial design concepts and issue to subcontractors and suppliers for tendering purposes. Ensure timely receipt of responses.
- Organise and carry out site visits with suppliers / subcontractors / clients as required.
- Produce project cost plans, using Accent templates. Lead client discussions on cost and technical aspects of the project.
- Initiate peer review of cost plans.
- Carry out value engineering exercises as required.
- Collaborate with the design team on costing to meet budgets and coordinate with subcontractors and suppliers in relation to technical aspects affecting design.
- Work with design team following project sign off for construction drawing pack.
- Coordinate and submit building regulations applications and assist in any planning application requirements, working alongside the client, design team and sub contractors.
- Provide information to be included within risk register and produce Pre Construction Information packs as required.
- Carry out contract reviews alongside Sales Director and external support as required.
- Carry out final negotiations with key suppliers / subcontractors to cover all commercials and project programming. Assist with instructing key suppliers / subcontractors.
- Create detailed project programmes for internal and client issue, working alongside the design and operations team.
- Arrange and lead project handover meetings from sales to operations. Arrange client project meetings and attend progress meetings, facilitating the discussions, initiating agendas, meeting minutes and note taking.
- Coordinate variations to contract during the project, alongside the design and sales team.
The above list is not exhaustive and the role may evolve to include additional duties as required in conjunction with the Sales Director reviews.
Size of Projects and Areas:
- Projects can include construction projects, design and build fitout, dilapidations, refurbishments and furniture installations up to £2m covering a circa 50 mile radius from the office location.
Working Hours: Monday – Friday 7am – 5pm (negotiable)
