LOCATION: Derbion

SHIFT PATTERN: Monday – Friday Week 1 06:00hrs – 14:30hrs. Week 2 12:30hrs – 21:00hrs & weekend cover 1 in 3

OVERVIEW OF JOB DESCRIPTION

To efficiently manage and support the continual running of the technical services & fabric maintenance contract on a day-to-day basis at the Derbion shopping Centre on behalf of ABM Technical Solutions. Ensuring consistent operational delivery through smart working and the efficient execution of daily, weekly & monthly planned maintenance & reactive maintenance activities to ensure the property remains safe, compliant and in smooth operational order for ABM, our customers & visitors.

KEY RESPONSIBILITIES

  • Experience with using CAFM systems, ordering parts and understanding of KPIs
  • Experience in assisting with compiling monthly reports - Working closely with the Contract Manager to provide a monthly report which demonstrates ABM compliance, reactive and ongoing project works.
  • To carry out planned and reactive maintenance as instructed by the Contract Manager, including fault finding, test, repair and preventative maintenance of building fabric and other duties in support of the rest of the team.
  • Duties will also include carrying out various nonspecialist building fabric maintenance tasks.
  • To close/update completed PPM tasks on the site computerised maintenance system.
  • Ensure engineering standards are maintained to maximise the operation effectiveness and reliability of the plant and associated systems.
  • To co-ordinate specialist subcontractors’ requirements both for PPM and reactive works.
  • To ensure company QA and site procedures are adhered to in all aspects.
  • Maintain accurate site records/documentation in association with all site works.
  • To inspect the condition of services and proactively deal with callouts/repairs as required, and requested by management.
  • Carry out tasks within typical plantroom environments and at high level, working from platforms and ladders. All access and PPE will be provided.
  • Keep and maintain all company issued tools in a safe and serviceable manner.
  • To proactively work towards the continued success and support of the contract with a positive approach.
  • Comply with Health, Safety and Environmental procedures, as detailed in the site plans.
  • Complete any other associated task requested by the management.

Experience with training and supervising engineers to build a positive relationship within the team and assisting engineers as required to get works completed to a satisfactory level.

Good IT skills – Intermediate level, excel, word, power point.

Excellent communication skills as this will be a client facing role, along with team talks/toolbox talks with the team.

Good understanding of Health & Safety in the workplace.

Excellent understanding of M&E Building Services, Facilities management experience. Electrical, L8 (legionella awareness), fire systems, asbestos, F-Gas etc.

Excellent skills required in keeping site logbooks fully up to date to evidence compliance.

Dealing with a wide range of M&E emergencies in a professional manner and being hands on to help resolve.

REQUIRED SKILLS AND EXPERIENCE

  • City & Guilds Technical qualifications – Electrical (preferred) Electrical and Multi Skilled (carpentry, plumbing).
  • L8 (legionella awareness), IPAF (working at height).
  • Smart appearance, presentable.
  • Logical thinker in fault finding situations.
  • Excellent interpersonal skills.
  • Good written and verbal communication skills.
  • Comfortable working within a team environment.
  • Able to contribute to group success whilst willingly following instructions of others.
  • Able to work unsupervised.
  • Self-motivated.
  • Adaptable and flexible approach to work requirements, willing to accept change.
  • Customer focused.
  • Willing to volunteer help.

Desirable

  • IOSH/NEBOSH qualification.
  • Authorised Person – Electrical / Mechanical / Confined Spaces / Working @ Height / LOTO.
