LOCATION: Belfast

SHIFT PATTERN: Monday to Friday, 40 hours per week

SALARY: Competitive

Purpose: The Mobile Maintenance Engineer (Joiner) will provide high quality reactive and planned maintenance services across multiple client sites. The role involves a strong focus on joinery, general building fabric repairs, emergency lighting maintenance, and a wide range of handyman tasks. The engineer will ensure safe, efficient, and customer focused service delivery at all times.

Key Responsibilities

  • Service Provision
    • Reactive Repairs & General Maintenance
      • Respond promptly to maintenance requests across multiple sites.
      • Carry out joinery repairs, including doors, frames, staging, and caster wheel replacements.
      • Perform surveys, inspections, and fault‑finding to diagnose issues and implement effective solutions.
      • Undertake a variety of building fabric and handyman tasks as required.
    • Roofing & Gutter Maintenance
      • Complete minor roofing repairs, addressing leaks, damaged materials, and general roof upkeep.
      • Conduct reactive gutter cleaning where safe access is available.
      • Maintain downspouts and associated drainage components.
    • Handyman Activities
      • Painting, decorating, and surface touch ups.
      • Drywall repairs, patching, and making good.
      • Installation of fixtures, fittings, shelving, and small equipment.
      • Support with furniture moves, office reconfigurations, and minor relocations.
    • Customer Service
      • Engage professionally with clients and site users, providing clear communication on works undertaken.
      • Maintain a customer focused approach, ensuring high standards of workmanship and service delivery.
      • Represent the company positively while working independently on client premises.
    • Planned Preventative Maintenance (PPM)
      • Fire door inspections.
      • Gutter and roof condition checks.
      • Window inspections across estates.
      • Complete all PPM documentation accurately and on time.
    • Efficiency and Cost-effectiveness
      • Deliver maintenance tasks efficiently to minimise downtime for clients.
      • Use materials and resources responsibly to ensure cost effective solutions without compromising quality.
      • Plan work effectively to maximise productivity across multiple sites.
    • Collaboration
      • Collaborate with the wider facilities management team, including supervisors, technicians, and project managers.
      • Communicate clearly with colleagues to coordinate workloads and prioritise tasks.
      • Support team objectives and contribute to a positive working environment.
    • Other
      • Take a results-orientated approach to the role, ensure results are analysed/trended and understood; and those remedial actions are delivered.
      • Support any customer initiatives which could lead to longer term benefits to both the customer and ABM.
      • Any other ad-hoc duties as reasonably requested by a member of the Management Team.

    Skills and Experience

    • Essential Criteria
      • Proven experience as a joiner and handyman, with expertise in response maintenance works.
      • Strong understanding of surveying, fault finding, roofing repairs, and general joinery practices.
      • Versatility in performing a variety of handyman tasks.
      • Excellent customer service skills and effective communication with clients and team members.
      • Adherence to safety regulations and a commitment to maintaining a safe work environment.
      • Certification or apprenticeship in joinery.
      • UK Driving Licence.
    • Desired Skills
      • Strong attention to detail and the ability to follow safety protocols.
      • Excellent problem-solving skills and the ability to work independently.
