ROLE OVERVIEW AND PURPOSE
The Maintenance Manager is responsible for leading the engineering and building services function at London Designer Outlet (LDO). This role ensures the centre’s mechanical, electrical, and building fabric systems operate safely, efficiently, and reliably, supporting a high-quality guest and retailer experience. The Maintenance Manager will oversee the engineering team, manage planned and reactive maintenance, ensure compliance with statutory requirements, and uphold exceptional standards across all technical operations. The role requires strong leadership, technical expertise, and the ability to work collaboratively within a busy retail and leisure destination.
KEY RESPONSIBILITIES
- Lead, manage, and develop the onsite Maintenance Team, ensuring high standards of performance, conduct, and technical competency.
- Oversee delivery of both planned preventative maintenance (PPM) schedules and reactive works in line with contract requirements and operational priorities.
- Ensure compliance with statutory legislation, including LOLER, PUWER, electrical safety, water hygiene, and other building-services-related regulations.
- Manage engineering contractors and specialist service providers, ensuring safe working, permit compliance, and quality performance.
- Maintain accurate asset records, service documentation, risk assessments, and statutory certification.
- Monitor the condition of mechanical, electrical, and building fabric systems, identifying risks, defects, and investment needs.
- Ensure all works are recorded, updated, and closed on the Computerised Maintenance Management System (CMMS).
- Conduct regular site inspections, audits, and quality checks across plant rooms, back-of-house areas, and public spaces.
- Manage engineering budgets, procurement of materials, and cost-efficient delivery of maintenance activities.
- Support emergency response procedures and coordinate engineering response during incidents and out-of-hours situations if required.
- Ensure Health & Safety standards are upheld at all times, promoting a proactive safety culture.
- Work collaboratively with Facilities Operations, Guest Services, Security, Cleaning, and Centre Management teams to support efficient operation of the LDO contract.
- Attend client meetings and contribute technical input, reports, and updates as requested.
- Support sustainability, energy-efficiency, and environmental performance initiatives across the site.
- Carry out any other reasonable duties in line with the needs of the LDO contract.
REQUIRED SKILLS AND EXPERIENCE
- Significant experience managing maintenance teams within retail, commercial, leisure, or similar operational environments.
- Strong understanding of mechanical and electrical building services, including HVAC, water systems, and controls.
- Demonstrable experience of statutory compliance, safe systems of work, and permit-to-work processes.
- Excellent leadership, team management, and people-development skills.
- Strong problem-solving capabilities with an analytical, proactive approach.
- Confident communicator with the ability to work with stakeholders at all levels.
- Good IT skills including CMMS, Microsoft Office, and digital reporting tools.
- Ability to prioritise workloads, work independently, and manage time effectively.
- Customer-focused mindset appropriate for a live retail and leisure environment.
DESIRABLE
- IOSH Managing Safely or NEBOSH qualification.
- Experience with Building Management Systems (BMS).
- Energy-management or sustainability experience.
- Experience managing contractors within multi-service FM environments.
- Specialist training/certifications (e.g., HVAC, electrical, plumbing, controls).
- IPAF / PASMA certifications.
- Recognised engineering qualification in mechanical, electrical, or building services discipline (NVQ Level 3 / City & Guilds or equivalent).
