We are seeking an experienced Property Lettings Manager to join an established UK property investment and management company in London. This is a hands-on, commercially driven leadership role, designed for professionals who have built their career within London local property agencies and understand how real lettings businesses operate on the ground. This is not a passive or purely administrative position.

You will be responsible for driving lettings performance, leading and managing a team, rebuilding or scaling lettings operations where required, and ensuring strong landlord retention, high conversion rates, and reduced void periods. The role combines front-line commercial execution with team leadership and operational ownership.

Key Responsibilities
  • Drive branch-level lettings growth, revenue performance, and market competitiveness.
  • Lead or support turnaround initiatives, including underperforming teams or pipelines.
  • Rebuild and optimise lettings structures, workflows, and standards where required.
  • Maintain a deep, practical understanding of the London local rental market.
  • Develop and expand landlord, tenant, and investor acquisition channels.
  • Leverage and grow existing landlord relationships and portfolios.
  • Implement strategies for landlord retention, renewals, and long-term value creation.
  • Understand pricing, demand cycles, and the post-2026 UK rental regulatory environment.
  • Run and oversee daily morning pipelines.
  • Actively monitor and improve lead conversion: enquiry → viewing, viewing → offer, offer → move-in.
  • Establish, monitor, and optimise KPIs, targets, and reporting.
  • Ensure consistent execution across the team during peak trading periods.
  • Manage, coach, and develop a lettings team.
  • Set clear expectations, performance standards, and accountability.
  • Support recruitment, onboarding, and capability uplift where required.
  • Lead by example through hands-on deal progression and client engagement.
  • Oversee and support viewings, offer negotiation and landlord approvals, lease renewals and renegotiations.
  • Ensure accurate handling of holding deposits, contracts, move-in documentation and funds.
  • Maintain full compliance with UK regulations and internal procedures.
  • Work closely with Property Management teams to reduce void periods, improve tenant experience, resolve issues impacting renewals or retention, and ensure smooth handover from lettings to management operations.
Skills & Experience Required
  • Fluent English, spoken and written.
  • Proven London local lettings agency experience (non-negotiable).
  • Demonstrated experience managing and leading a lettings team.
  • Strong knowledge of the end-to-end UK lettings process.
  • Hands-on experience with morning pipelines, lead and conversion tracking, KPI setting and performance management.
  • Strong commercial judgement and execution mindset.
  • Comfortable working under pressure in high-volume trading environments.
  • Proficient in Excel, CRM systems, and operational reporting.
  • College diploma or above.
Strongly Preferred Experience
  • Track record of branch growth or lettings turnaround.
  • Experience rebuilding or restructuring lettings operations.
  • Existing landlord networks or portfolio exposure.
  • Solid understanding of 2026+ UK rental regulations and market impact.
  • Ability to balance commercial performance with service quality.
