Role Overview

Your role will be to lead the delivery of Asset related work streams across the Abbeyfield portfolio to ensure the safety and well-being of residents, visitors, and staff. You will develop best value outcomes to ensure timely delivery of Major Works, Cyclical Decoration/Pre-paint Repairs, Reactive Repairs, and Void works, ensuring properties meet regulatory requirements and provide a safe environment aligned with Abbeyfield’s ethos, mission, and values.

Main Responsibilities

  • Leadership and management of the Asset Function
  • Lead and develop the national Assets team to deliver excellent services
  • Provide supportive leadership to the geographically dispersed and home-based assets team
  • Ensure the team has the necessary skills, capacity, and capability
  • Develop efficient processes, including the deployment of IT hardware and software
  • Act as the subject matter expert in Asset Management
  • Oversee an effective information management system to monitor property management services against KPIs
  • Manage the Asset Management budget, control expenditure, and prepare annual budgets
  • Collaborate with Legal, Quality, and Compliance Teams on audits and safety assessments
  • Contribute to supplier reviews and ensure best value outcomes
  • Develop and implement key supplier performance measures
  • Build strong relationships with external stakeholders
  • Ensure awareness of property viability and sustainability before expenditure
  • Use Asset Management strategies to guide decision-making
  • Assist with developing and implementing environmental policies

Essential Criteria

  • Experience leading Asset Management services across a dispersed property portfolio
  • Knowledge of health and safety regulations (gas, fire, electrical, asbestos, legionella, lifting equipment)
  • Experience managing remote teams with high engagement
  • Contract administration experience
  • Strong analytical and Excel skills
  • Experience with emergency and disaster recovery planning
  • Proven ability to manage third-party suppliers and contractors
  • Experience implementing new technology in property management

Desirable Criteria

  • Experience with care homes or social housing portfolios
  • Understanding of older people\’s housing and care needs
  • Experience in the charitable sector
