Location: Vacancies in the Belfast, Newtownabbey, and Carrickfergus Areas

Rate of Pay: £13.32 per hour

Responsible to: Housing & Support Manager

Key objectives:

  • To welcome new tenants to their flats and bungalows and assist them to settle in.
  • To promote the corporate life of the tenants in response to demand.
  • To support tenants who need help in times of sickness, bereavement or other distress.
  • To assist in engaging staff required for domestic and, where necessary, catering duties, and by supervision, to ensure a high standard of efficiency and cleanliness.
  • In consultation with the Property and Development Manager ensure the buildings, equipment, furnishings and grounds are properly and cost-effectively maintained.
  • To ensure the relevant regulations/legislation relating to Health and Safety are understood and implemented throughout the Association's property.
  • To manage the scheme in a spirit of service and concern for those in need whilst ensuring equality of treatment and service to tenants.

Main Tasks:

  • To make daily contact with all tenants to ascertain their well-being and needs, subsequently taking or following through appropriate action.
  • To collate and update relevant information on each tenant for the Helpline system.
  • To advise and assist tenants in any aspect of their lives where they have difficulty coping, particularly with respect to:
  • Contact with local authority, statutory services, district nurse, etc.
  • Obtaining help for the repair and/or maintenance of accommodation.
  • Links with outside bodies or visitors.
  • Collect monies from the scheme's laundry equipment, payphone and any other coin-operated equipment and account for these in the prescribed manner.
  • To authorise and control the purchasing of cleaning materials, food and other disposables within budget, and to accurately maintain the petty cash ledger.
  • To take and record meter readings as required.
  • Attend training seminars as required by the Housing Association.
  • To ensure that alarms, safety and emergency procedures are up to date, fully operational and understood by staff and tenants.
  • To control the use and care of the communal areas, special bathroom, laundry room and other facilities.
  • To create and maintain up-to-date Support Plans for individual tenants as per guidelines.
  • To keep such records as are required by legislation, "good practice", or by Abbeyfield and Wesley Housing.
  • To assist in interviewing prospective tenants for allocation purposes and organise viewing of accommodation and facilities.
  • Encourage use of common room and other facilities by tenants and organise regular events and activities.
  • Any other duties as required to ensure the smooth running of the Scheme and ensuring the needs of tenants are being met, this may from time to time require 'domestic work' to be undertaken.
  • General Requirements:

    • To attend and establish staff meetings when appropriate and to be available for one to one sessions as agreed.
    • To attend appropriate training and development sessions.
    • To maintain confidentiality at all times.
    • To carry out any reasonable duties as requested.
    • To be aware of and comply with safe working practices as laid down by the Health and Safety at Work Act 1974.
    • To uphold and promote equality and diversity in all aspects of employment practice and service delivery.
    • To travel and work evenings/weekends as required.

    Candidate profile

    Essential Requirements:

    • 5 GCSE passes or equivalent including Maths and English all at Grade C or higher or 5 years relevant experience.
    • Minimum of two years relevant experience.
    • Competent computer skills (Microsoft).
    • Relevant First Aid Training.
    • Good knowledge of Health and Safety Regulations.
    • Current, clean driving licence and use of a car for work.
    • Physically fit to meet requirements of the post.
    • Ability to work with a minimum of supervision and to meet deadlines.
    • Good written and verbal communication skills.
    • Ability to reason logically and produce a satisfactory solution.

    Desirable Requirements:

    • Vulnerable Adults Training.
    • Housing related qualification or working towards such a qualification.
    • Experience and/or good working knowledge of Housing Associations and related policies/procedures, or of social housing generally.
