We have an exciting new opportunity for a Building Maintenance Operative at our gorgeous site of 350 units in Walthamstow (E17). The Building Maintenance Operative is responsible for ensuring the smooth operation, safety, and upkeep of the site (residential and commercial). This includes site inspections, minor repairs, contractor oversight, health & safety compliance, cleaning oversight, and supporting residents with building-related needs. The role requires a proactive approach to maintaining high standards of presentation, security, and safety across the development and providing support to enhance the overall resident experience.
Key Responsibilities
- Greet residents in a polite, professional, and friendly manner, helping where appropriate.
- Issue and manage keys, fobs, and access codes for contractors and ensure their safe return.
- Oversee contractor registrations, permits, RAMS, and site inductions; monitor work to ensure compliance with agreed method statements.
- Carry out minor handyman jobs (e.g., painting, fixing, small repairs) and escalate where specialist contractors are required.
- Replace bulbs and perform small repairs in communal areas.
- Conduct jet washing, leaf blowing, weeding, and light gardening as required.
- Perform daily bin store inspections and assist with refuse/recycling management, including liaising with the Council on missed collections.
- Complete daily, weekly, and monthly building checklists and submit reports to the PM/DPM.
- Take responsibility for external cleaning of the site, including litter picking, chewing gum and cigarette butt removal.
- Carry out spot checks of internal cleaning standards (lobby, lifts, stairwells, communal areas) and escalate issues to cleaners.
- Manage the cleaning team and delegate the tasks when necessary.
- Perform weekly and monthly compliance checks (e.g., fire alarm panels, AOV testing, lift line testing, water flushing).
- Maintain logbooks and report faults.
- Remain alert to potential security concerns across the development and escalate where necessary.
Essential requirements:
- Previous experience in building maintenance, facilities, or a similar role
- Good knowledge of basic repairs (painting, fixing, small handyman jobs)
- Strong awareness of health & safety procedures and compliance
- Strong communication skills both verbal and written
- Proactive, reliable, and able to work independently
Desirable requirements:
- SIA CCTV License (preferred)
- Experience working in a residential or mixed-use development
- Knowledge of basic gardening and jet-washing equipment
Hours: Monday to Friday; 07:30-15:30 (40 hours weekly)
Location: Walthamstow (E17) (closest station is Blackhorse Road)
Salary: £35,000 per annum / £16.83 per hour
