Overview
The successful candidate will manage his / her own portfolio and manage all aspects of residential property management (legal, maintenance, repairs, major works, HR, financial, health and fire safety, etc) to ensure that all buildings, clients, leaseholders and residents’ requirements, management agreements services, and expectations are met.
Responsibilities
- The portfolio will be made up of several buildings, circa 500 units, in south west and north London.
- Prepare and manage annual service charge budgets.
- Collect service charges and ground rent from leaseholders.
- Manage accounts, track expenses, and process contractor invoice(s).
- Oversee regular inspections of the building and communal areas.
- Coordinate and supervise cleaning, gardening, and other contractor services.
- Manage maintenance works, obtain quotations and ensure repairs are completed efficiently.
- Ensure the block complies with all relevant health and safety regulations.
- Oversee mandatory checks and manage Fire Risk Assessments and any asbestos in the building.
- Act as the primary point of contact for leaseholders and freeholders.
- Manage relationships with residents, contractors, and other stakeholders.
- Address tenant and leaseholder enquiries, disputes, and complaints professionally.
- Manage block buildings insurance, including renewals and claims.
- Maintain property records and ensure all systems are kept up to date.
- Enforce lease terms and advise clients on legal obligation.
- Weekly or fortnightly visits to each building.
- Attendance at Directors meetings.
- Annual General Meetings are required and as per management and management agreements.
- ATPI Qualified.
- At least 5 years’ experience in a similar role with high end residential property management with site personnel they’ve managed.
- A proficient level in IT (Word, Excel, Outlook).
- Full rights to work in the UK (if EU citizen then must have at a minimum their pre-approved settled status).

- There’s also a non-contractual annual bonus, based on performance, of a maximum of circa £1,000 annually pro-rated.
