As a Maintenance Operative, your primary responsibility is to ensure the safe, clean, and well-maintained condition of all residential buildings and communal areas. Reporting to the Facilities Manager and working as part of a team of up to 10, you will play a key role in delivering a high standard of service and contributing to a positive residential environment.
Key Responsibilities:
- Inspect and perform remedial works on fire doors across all buildings
- Conduct regular fire alarm system tests and lift audio dialler tests
- Weekly AOV (Automatic Opening Vent) testing
- Monthly emergency lighting and dry riser checks
- Take and upload meter readings to Energy Centric for billing accuracy
- Carry out legionella flushing routines
- Inspect and maintain EV chargers for function and cleanliness
- Perform minor repairs, painting, and upkeep of all internal and external communal areas
- Conduct monthly checks on powered doors and main entrance doors
- Jet wash walkways and entrances; repair paving and maintain outdoor lighting
- Inspect and maintain fences, playgrounds, rainwater drains, and intercom systems
- Replace light bulbs and minor electrical components as needed
- Remove ice and manage skid hazards during winter
- Assist with garden watering in summer in cooperation with Yardman
- Monitor site maintenance helpdesk requests
- Conduct monthly inspections of common rooms, car parks, risers, and staircases
- Ensure high standards of health and safety compliance across the development
Skills & Experience:
- Minimum 2 years' experience in a similar maintenance role
- Proficiency in electrical and plumbing tasks (electrical qualification desirable)
- Strong understanding of Health & Safety regulations (including COSHH)
- Confident in using power tools; working at heights training is advantageous
- Reliable communicator with a polite and professional manner
- Ability to work independently and as part of a team
