Salary: £26,500 per annum
Working Hours: Monday to Friday, 8:00am - 4:00pm
Key Responsibilities
- Act as custodian of the building and surrounding grounds, ensuring the development is well maintained at all times.
- Maintain high standards of cleanliness, presentation, and safety across all communal and external areas.
- Conduct regular patrols, litter picking, and inspections of doors, gates, and shared spaces.
- Safely operate the refuse buggy and manage the rotation and preparation of paladin and recycling bins for council collection.
- Wet wash bin stores and estate flooring weekly, ensuring all areas remain clean and presentable.
- Remove litter and debris daily from communal areas, including courtyards, car parks, entrances, and roadways.
- Carry out minor repairs and basic maintenance tasks, including light bulb and fuse replacement.
- Report defects, M&E issues, security breaches, health & safety concerns, and damage to the Development Manager or appropriate contractors.
- Maintain an up-to-date log (paper or digital) recording patrols, issues identified, completed tasks, contractor visits, and temporary parking allocations.
- Oversee site access for approved contractors (cleaners, gardeners, engineers, window cleaners), monitor the quality of work completed, and report any concerns.
- Liaise with the Development Manager regarding contractor scheduling and works.
- Provide a professional, courteous, and helpful service to residents at all times.
- Undertake any additional duties as requested by the Development Manager.
