We’re looking for a Void Officer to join our Lettings team, managing the end‑of‑tenancy process and preparing homes for new customers. You’ll play a key role in minimising void periods, maintaining high property standards, and ensuring a smooth and supportive experience for outgoing residents.
Key Responsibilities- Manage the end‑of‑tenancy process, including property inspections, customer liaison, and key handovers.
- Maintain regular communication with outgoing customers, providing guidance and support throughout the notice period.
- Carry out pre‑void and final inspections, identifying repairs, safety risks, and potential recharge items.
- Coordinate with internal teams and contractors to plan and deliver void works efficiently.
- Ensure utilities are safely managed, including arranging gas capping and lock changes where required.
- Support the re‑letting process by providing accurate property information, videos, and layout details.
- Work with Income teams to resolve any rent arrears or recharge costs.
- Monitor property condition and ensure homes meet required standards before re‑letting.
- Accurately record all property, inspection, and tenancy information on housing systems.
- Promote and adhere to health and safety standards at all times.
- Educated to GCSE level (or equivalent) in Maths and English.
- Experience working within social housing or tenancy management.
- Strong understanding of end‑of‑tenancy and void processes.
- Experience carrying out property inspections and identifying required works.
- Good knowledge of repairs and maintenance processes.
- Understanding of health and safety requirements within housing.
- Strong organisational skills with the ability to manage multiple priorities and deadlines.
- Excellent communication skills, with the ability to engage effectively with customers and stakeholders.
- Customer‑focused approach with a commitment to delivering high‑quality service.
- Experience using housing management systems (e.g. Universal Housing or similar).
- Good IT skills, including Microsoft Office and mobile working tools.
- Ability to problem‑solve and work proactively in a fast‑paced environment.
- Housing qualification (CIH / IRPM) or willingness to work towards (desirable).
