Location: Staines / Hybrid (with regular travel as required)

Salary: £34,800 to £38,000 (dependent on experience)

Contract: Permanent, full‑time, 35 hours per week, Monday to Friday

Are you confident working in a fast‑paced environment, managing competing priorities and delivering excellent customer service? Join us as a Lettings Consultant and play a key role in delivering an efficient and customer‑focused lettings service, helping to minimise void loss and support customers into their new homes. This is a varied and rewarding role where you’ll manage the end‑to‑end lettings process, working closely with customers, local authorities, contractors and internal teams to ensure properties are re‑let within target timescales. We’re looking for someone organised, resilient and confident in building relationships, who can manage a busy workload while delivering a high standard of service. Regular travel is required across operational areas, therefore access to a car is essential.

Key Responsibilities

  • Allocate and offer homes in line with policies, procedures, nomination agreements and commissioner requirements
  • Check that void properties marked as Ready to Let meet our lettable standard
  • Organise and attend accompanied viewings for prospective tenants
  • Assess prospective tenants for suitability and affordability
  • Complete lettings in accordance with Right to Rent legislation
  • Prepare tenancy documentation and carry out tenancy sign‑up appointments in line with policies and procedures
  • Maintain accurate records and update systems throughout the voids and lettings process
  • Resolve customer queries promptly, liaising with operational teams, residents, local authorities, contractors and third‑party providers where required
  • Build and maintain effective working relationships with internal and external stakeholders
  • Provide support to other Lettings teams and New Build Lettings functions as required
  • Ensure all systems are accurate and up to date, including recording all customer contact

More About You

  • Educated to GCSE level or equivalent in Maths and English (Grades A*–C)
  • Background working in a customer‑focused environment, with experience in allocations and lettings services
  • Experience working with New Build properties and managing competing priorities to meet deadlines
  • Good understanding of government legislation relating to homelessness and lettings, including Choice Based Lettings
  • Knowledge of the technical aspects of void maintenance
  • Responsive and adaptable to change, with the ability to work effectively in a fast‑paced environment
  • Strong communication and relationship‑building skills, with the confidence to deal professionally with challenging situations
  • Confident using IT systems and maintaining accurate records
  • Holds a UK Driving Licence and has access to a car
