Are you a highly skilled Surveyor with a passion for tackling damp, mould, disrepair, and delivering high-quality minor works? We’re looking for a Senior Surveyor to join our Repairs & Maintenance team, bringing strong technical expertise, excellent diagnostic skills, and experience managing minor works through to complex repair projects.
About the Role
As a Senior Surveyor, you’ll take the lead on delivering high quality surveying services across our property portfolio. You’ll be responsible for ensuring the integrity, safety, and performance of our housing assets through inspections, reporting, and strategic planning. Acting as a technical expert, you will carry out detailed surveys, produce specifications, diagnose repairs, and manage projects end to end — including minor works, major repairs, Aids & Adaptations, and disrepair cases.
Key Responsibilities
- Damp, Mould & Disrepair (Primary Focus)
- Lead expert investigations into damp, condensation, and mould using specialist diagnostic tools.
- Identify root causes and design appropriate remedial works, ensuring sustainable long-term solutions.
- Oversee minor works and ensure repairs are delivered effectively, safely, and to specification.
- Take ownership of disrepair cases, working closely with Legal, EHO and other stakeholders to resolve issues promptly and professionally.
- Attend hearings, adjudications, and legal proceedings as a technical or expert witness when required.
- Conduct regular surveys, inspections, and condition assessments across occupied and void properties.
- Identify maintenance needs, defects, risks, and asset improvement opportunities from survey data.
- Support delivery of major repairs and Aids & Adaptations projects.
- Ensure all work complies with building regulations, HHSRS, safety standards and CDM 2015.
- Stay informed of legislative changes affecting housing and asset safety.
- Process and challenge out-of-contract repair requests to ensure appropriate technical solutions.
- Use NHF Schedule of Rates (M3NHF) for scoping and costing works.
- Write clear, accurate specifications and tender packages in line with procurement policy.
- Monitor project expenditure and approve contractor invoices.
- Monitor KPIs, contractor performance and implement improvements.
- Identify risks around cost, H&S and programme, implementing corrective actions.
- Lead service recovery on customer complaints and ensure cases are fully resolved within your area.

Essential
- Educated to GCSE level or equivalent in Math’s & English (Grades A* - C)
- HNC/Degree in Surveying, Construction, Civil Engineering or related discipline.
- Minimum 4 years’ experience in construction, maintenance, or surveying.
- Strong technical understanding of damp, mould and disrepair diagnostics and remediation.
- Demonstrable experience of managing minor works and drafting technical specifications.
- Working knowledge of building regulations, HHSRS, safety standards and CDM 2015.
- Proficiency with Microsoft applications and ability to produce high-quality reports.
- Knowledge of NHF Schedule of Rates (M3NHF).
- Excellent interpersonal and communication skills.
- Full driving licence and access to a car.
Desirable
- Social housing experience or qualification.
- Experience working alongside EHO on disrepair matters.
- Professional membership (RICS).
