Location: Ealing (Hybrid working, some site visits required)

Contract type: Permanent, 35 hours across 5 days per week

Lead major investment programmes and help deliver safe, high-quality homes for our residents. Are you an experienced construction or building professional with a strong track record in managing planned works and investment programmes? Do you thrive in leading teams, managing contractors, and delivering complex projects on time and within budget? If so, this could be the role for you.

We’re looking for a Contracts Manager to join our Assets team, leading the delivery of planned maintenance, fire remediation, and decarbonisation programmes across our housing portfolio. You’ll play a key role in ensuring projects are delivered safely, efficiently, and to the highest standards for our customers.

Key Responsibilities:
  • Lead the delivery of planned and cyclical maintenance programmes, ensuring projects are completed safely, on time, and within budget
  • Manage major investment programmes including fire remediation and decarbonisation projects from inception to completion
  • Oversee contractors, consultants, and project teams to ensure high-quality delivery and compliance with all regulations
  • Carry out tendering processes and procurement activities in line with financial regulations
  • Inspect works and ensure compliance with building regulations, CDM requirements, and health & safety standards
  • Review risk assessments and method statements to ensure safe and compliant project delivery
  • Manage project budgets, valuations, final accounts, and financial reporting
  • Resolve contractual issues including variations, extensions of time, and disputes
  • Ensure residents are engaged, informed, and supported throughout project delivery
  • Monitor performance to ensure value for money and high levels of customer satisfaction
  • Work collaboratively with internal teams including Repairs and Development to resolve defects and improve service delivery
  • Lead and support your team, including Contracts Surveyors and Trainee Surveyors
  • Continuously seek improvements to processes, customer experience, and service delivery
About you:
  • Full UK driving licence and willingness to travel to sites
  • HNC/HND (or equivalent) in Building Surveying or a related discipline
  • Membership of a relevant professional body (e.g. CIOB, RICS) or working towards
  • Significant experience in contract management and administration within construction or housing
  • Strong knowledge of contract forms (e.g. NEC, JCT) and construction project delivery
  • Experience managing planned works, investment programmes, or major works projects
  • Strong understanding of CDM regulations, building regulations, and health & safety compliance
  • Ability to interpret technical drawings, specifications, and risk assessments
  • Strong financial and commercial awareness, including budget management and cost control
  • Excellent stakeholder management and communication skills
  • Experience managing teams and driving performance
