As our Senior Property and Safety Manager, you will lead the delivery of high-quality property and building safety management across a portfolio of tall, complex mixed-tenured and commercial buildings. You will ensure that all activities are aligned with landlord obligations and current regulatory requirements, while proactively responding to evolving legislation and consumer expectations. This includes implementing effective processes, maintaining robust data, and driving continuous improvement in service delivery.
Key Responsibilities
- Take full ownership of your buildings, overseeing compliance, repairs, planned maintenance, and resident engagement
- Build strong, trust-based relationships with residents, contractors, and internal teams
- Ensure all building and asset information is accurately captured and maintained in the relevant IT systems to the highest standard
- Stay up to date with building safety legislation and actively support your Head of Department in reviewing services to ensure compliance
- Conduct and monitor regular estate inspections, maintaining accurate records and resolving issues promptly
- Support Case Workers in investigating and resolving resident enquiries, providing advice and guidance
- Represent the Group at meetings, hearings, and forums, building constructive relationships with internal and external stakeholders
- Use data to set challenging yet achievable targets and develop innovative methods to improve performance
- Lead service delivery across key areas including:
- Fire safety and compliance
- Estate budgets and expenditure
- Resident engagement
- Estate strategy documentation
- Contract management
More About You
- AIRPM or MIRPM (IRPM) membership, or ATPI/MTPI qualification, or equivalent relevant professional qualification.
- Experience of managing leasehold buildings or working with leaseholders is desirable
- Intermediate MS Office skills and willingness to learn new systems
- Strong background in building safety, property management, or housing services
- Passion for delivering outstanding customer service
- In-depth knowledge of building safety legislation and a proactive approach to compliance
- Excellent communication and problem-solving skills
- Experience working with diverse communities and building positive relationships
- Confidence in using data and digital tools to enhance service delivery
- Experience of delivering residential property management in private or public housing sector or technical knowledge of building construction and fire safety
- Full UK clean driving licence and access to a car is desirable
Please note: If candidates do not hold AIRPM, MIRPM, ATPI or MTPI (or equivalent qualifications), they will only be considered for a Property and Safety Manager position with a salary range of £38,627-£46,000, depending on experience and this role requires an Enhanced DBS.
