Our work focus is:
- Restoration: external mansion block repair schemes and internal common part refurbishment.
- Cladding remediation: design and build contracts replacing combustible cladding to residential high-rise buildings.
- Fire compartmentation: certified fire door installation, repair and maintenance, as well as compartmentation schemes and installation of fire detection and suppression systems.
Job purpose: The Contracts Manager oversees multiple sites normally under a JCT MW 2016 or Intermediate Form of Contract. The Senior Contract Manager will control a team of site managers and/or foreman and will be ultimately responsible for delivering the high standards of the Company and its contractual liabilities, whilst maintaining profitability. They will also contribute to the development and support others in the contract management team, with training, technical advice and mentorship.
Main duties:
- Monitor the quality of our delivery on site and produce Quality Reports in line with our project plan.
- Ensure that our Site Managers are completing their obligations by updating the program, evidencing our work on Boris or Letsbuild, and producing reports in line with our project plans.
- Prepare all sub-contractor orders for variations during the contract, and send to our Financial Team for issue.
- Value sub-contractor works during the project.
- Oversee and ensure the project is compliant with its contractual liabilities.
- Maintain strong, proactive relationships with our clients and their agents in line with the Companies Vision, Mission and Culture.
- Provide technical support to Site Managers generally and be responsible for ensuring our installations are compliant with the Building Regulations and the specification.
- Promote the company procedures in a positive way, and support the team to follow the procedures without fail.
- Be responsible for articulating and defending standards and directional choices.
- Undertake on site training on technical matters and train staff regularly.
- Assess compliance with specification and identify, quantify and schedule variations.
- Manage the Project Managers generally and support them to deliver the project to meet the Client's expectations.
- Support the project managers to seek out opportunities to improve the gross margins on site.
- Oversee the implementation of the CPP of each site and monitor the same.
- Providing and updating realistic programmes as required.
- Undertake site surveys for material ordering and quantifying.
- Managing the budget, keeping it updated throughout the project.
- Producing our monthly Applications for Payment ensuring that they are submitted on or before the Application Date in the Contract, using our valuation template.
- Attend all site client meetings.
- Selection and briefing of sub-contractors for mid-contract variations, obtaining competitive quotes to give best value.
- Be responsible for ensuring that all contractual documents are saved into Sharepoint, along with all completed Health and Safety documents, Quality Reports, significant correspondence etc.
- Be responsible for tracking all contract Application for Payment Dates, and make sure this is communicated with the Production Director.
- Highlight when dates are missed.
- Assist other members of the Production Team with their career progression in Contract and Site Management, providing guidance, support and undertaking training as required.
Person Specification:
- Construction based qualification to a level 3-6
- A minimum of 2 years experience in a similar role
- Excellent communication and presentation skills
- Sound knowledge of building technology
- Ability to plan, coordinate, monitor and record
- Drive to succeed with a modern growing Company
