To provide specialized technical expertise for the Lewisham Council's damp and mould service. You will be inspecting residents' properties due to damp and mould concerns, submitting expert reports capturing the current state and ensuring actions are taken to remedy the mould, preventing a reoccurrence. Ensuring these works are completed to a satisfactory standard ensuring resident satisfaction.

Summary of Responsibilities and Personal Duties:

  • To provide expert advice in relation to Damp and Mould for internal and external stakeholders and to work with the communications team to produce materials for distribution on both the website and in person.
  • To inspect areas managed by the Lewisham Council or where Lewisham Council has responsibility including leaseholders and private sector landlords in association with Damp and Mould.
  • Produce expert reports, including pictures and root cause findings following detailed building pathology exercises, using the housing health and safety rating system guidance.
  • Produce a specification of works to capture the repairs required to remedy the mould and prevent reoccurrence, identifying and referring any other repairs appropriately.
  • Attend various meetings both internal and with external parties, including difficult residents and those who have taken legal action against the council.
  • Oversee start dates, works in progress, standards of workmanship, materials, and health and safety measures, monitoring and reporting variances to agreed standards and recommending corrective action.
  • Attend post inspections following a set time period to ensure the works have sufficiently prevented mould growth, snag any potential failures, and ensure guarantees for specialist works are collated and satisfactory.
  • Be proficient in the use of devices, aids, and instruments for making assessments and diagnosis of building failures, ensuring all reporting is collated and entered into the repairs management system within 24 hours of attendance.
  • Understand the National Housing Federation Schedule of Rates, ensuring to use these codes for booking of works where appropriate, managing the commercial and financial aspects to ensure the service budget is managed correctly.
  • Risk assess on site any hazards as per the Housing health and safety rating system guidance and produce dynamic risk assessments regarding both difficult and vulnerable customers.
  • Maintain attention to detail and good record keeping, ensuring notes, emails, and inspections are stored appropriately and completed within relevant business timescales.
