We are looking for a Senior Quantity Surveyor / Commercial Lead to take full ownership of the commercial function across a portfolio of façade construction and façade remediation projects. This is a senior, hands-on role for someone who genuinely understands façade packages – cladding, curtain walling, glazing, rainscreen, SFS – and can lead from pre-contract through to final account with confidence. This is not a generalist QS role. Façade experience is essential.
The Role
- Act as the commercial lead across multiple live schemes, taking responsibility for cost control, forecasting, contracts, supply chain performance, and commercial risk.
Key Responsibilities
- Commercial Leadership
- Lead commercial delivery of façade projects from pre-contract to final account.
- Oversee cost planning, value engineering, and procurement strategy.
- Manage and mentor QS teams, setting standards and driving performance.
- Cost & Financial Management
- Produce detailed cost plans, budgets, CVRs, and cashflows.
- Maintain accurate cost-to-complete forecasts.
- Identify and manage commercial risk and opportunity throughout the project lifecycle.
- Contracts & Claims
- Administer NEC and JCT contracts.
- Manage applications for payment, variations, EOTs, and loss & expense.
- Lead subcontract account negotiations and final accounts.
- Ensure compliance with façade-specific building safety and regulatory requirements.
- Supply Chain Management
- Procure and manage specialist façade subcontractors.
- Issue tender packages, evaluate returns, and make commercial recommendations.
- Maintain strong supplier relationships while retaining firm commercial control.
- Stakeholder Engagement
- Act as the main commercial point of contact for clients, consultants, and delivery teams.
- Attend progress meetings, commercial reviews, and senior leadership forums.
- Work closely with operational teams to align cost, quality, and programme.
About You
- Degree-qualified in Quantity Surveying / Commercial Management (or equivalent).
- Strong main contractor background.
- Proven experience managing large-scale façade packages.
- Deep understanding of façade risk, testing regimes, design development, and building safety legislation.
- Confident administering NEC / JCT contracts within a façade environment.
- Commercially sharp, decisive, and comfortable operating at senior level.
Experience Required (Non-Negotiable)
- Façade QS experience – 5+ years.
- Senior QS experience – 4+ years.
- Commercial Lead experience – 4+ years.
