4Site Recruitment is working with a respected fit-out contractor to recruit a Services Manager for fast-paced, high-quality commercial fit-out projects across Central London. This is a key role for someone with a strong background in building services, ideally within the design & build environment. The role is site-based, with no hybrid or remote working, and will suit a technically sharp, proactive manager who thrives in fast-moving environments.
Responsibilities:
- Coordinate all M&E and building services aspects: lifts, AV, voice & data, security, fire, sprinklers, HVAC, and more.
- Attend tender walkarounds, assist with pricing, and contribute to proposal submissions.
- Oversee the coordination and integration of services with the wider build process including design sign-offs and spatial planning.
- Manage subcontractor performance, accounts, and applications through to final account.
- Review and approve RAMS, and lead defect inspections and resolution processes.
- Provide detailed technical and cost advice to the commercial team.
- Monitor programme-critical activities including crane lifts, shutdowns, and systems testing including out-of-hours work as required.
- Lead on O&M documentation, commissioning, client handover and training.
Requirements:
- Strong services/M&E background within main contracting, ideally in fast-track commercial fit-out.
- Capable of managing the full lifecycle of building services coordination both technically and commercially.
- Experience with design and build projects, with good working knowledge of CAD tools.
- Confident leading client and consultant meetings.
- Highly organised, detail-focused, and committed to delivering quality on time.
- Comfortable being fully site-based, with flexibility for occasional out-of-hours work.
