About the Company

We are currently recruiting for an experienced Block Manager to join a major residential construction project in London.

The development comprises a combination of high-quality residential accommodation and commercial space, together with basement car parking, resident amenities and landscaped external areas.

The project involves the completion of several residential and mixed-use blocks, with works including the completion of retained reinforced concrete frames, building envelope, internal fit-out and final finishing works.

The residential element includes a substantial number of private Build-to-Rent (BTR) apartments, comprising a mix of one, two and three-bedroom units, including wheelchair-adaptable apartments.

The commercial element will be delivered to shell and core standard.

About the Role

As Block Manager, you will take responsibility for the day-to-day management, coordination and progress of your allocated block, ensuring works are delivered safely, to programme and to the required quality standards.

You will oversee subcontractors, agency labour and site-based staff, working closely with the wider project team and reporting directly to the Site Manager.

A key part of the role will be maintaining high standards of quality throughout the fit-out process, including QA inspections through to white box stage and subsequent snagging, supported by a Finishing Foreman.

This is a hands-on leadership position requiring someone who is confident challenging subcontractors and site teams, driving progress and maintaining high standards across the block.

Responsibilities

  • Take full day-to-day responsibility for the delivery and progress of your allocated block.
  • Manage and coordinate subcontractors, agency labour and site-based teams.
  • Plan upcoming works and produce detailed look-ahead programmes.
  • Ensure labour, materials and resources are secured in advance to maintain programme progress.
  • Monitor subcontractor performance and challenge where required.
  • Ensure all works are completed in accordance with programme, drawings, specifications and quality requirements.
  • Oversee QA processes through to white box stage, followed by snagging and final finishing.
  • Work closely with the Finishing Foreman and wider site management team.
  • Attend weekly coordination meetings with contractor supervisors.
  • Establish clear actions and deliverables for subcontractors.
  • Escalate programme, quality, resource or operational issues to the Project Manager/Site Manager.
  • Coordinate effectively with logistics teams and contractor supervisors.
  • Maintain excellent communication with the client team and wider project stakeholders.
  • Participate in progress and Health & Safety meetings.
  • Ensure site teams understand their responsibilities and are performing effectively.
  • Support the management of agency labour, including the ability to recommend recruitment or removal where required to maintain project standards.
  • Maintain accurate records and documentation using Microsoft Office and Procore.

Qualifications

The successful candidate will have proven experience as a Block Manager, Finishing Manager, Construction Manager or similar, ideally working on large-scale residential fit-out projects.

  • Strong experience managing significant site teams and multiple subcontractors.
  • Experience working on projects with 200+ personnel and 30+ subcontractors at peak.
  • Strong understanding of residential fit-out and finishing processes.
  • Excellent leadership and people-management skills.
  • The confidence and authority to challenge subcontractors and site personnel when required.
  • Strong programme awareness with the ability to plan and manage detailed look-aheads.
  • Excellent written and verbal communication skills.
  • Strong attention to detail and a commitment to quality.
  • Good commercial awareness.
  • Experience liaising professionally with client teams.
  • Confident participating in progress and Health & Safety meetings.
  • Good knowledge of Microsoft Word, Outlook and Excel.
  • Experience using Procore would be advantageous.
  • Ability to work under pressure and consistently deliver against demanding programme targets.
