About the Company We are currently recruiting for an experienced Block Manager to join a major residential construction project in London. The development comprises a combination of high-quality residential accommodation and commercial space, together with basement car parking, resident amenities and landscaped external areas. The project involves the completion of several residential and mixed-use blocks, with works including the completion of retained reinforced concrete frames, building envelope, internal fit-out and final finishing works. The residential element includes a substantial number of private Build-to-Rent (BTR) apartments, comprising a mix of one, two and three-bedroom units, including wheelchair-adaptable apartments. The commercial element will be delivered to shell and core standard. About the Role As Block Manager, you will take responsibility for the day-to-day management, coordination and progress of your allocated block, ensuring works are delivered safely, to programme and to the required quality standards. You will oversee subcontractors, agency labour and site-based staff, working closely with the wider project team and reporting directly to the Site Manager. A key part of the role will be maintaining high standards of quality throughout the fit-out process, including QA inspections through to white box stage and subsequent snagging, supported by a Finishing Foreman. This is a hands-on leadership position requiring someone who is confident challenging subcontractors and site teams, driving progress and maintaining high standards across the block. Responsibilities Take full day-to-day responsibility for the delivery and progress of your allocated block. Manage and coordinate subcontractors, agency labour and site-based teams. Plan upcoming works and produce detailed look-ahead programmes. Ensure labour, materials and resources are secured in advance to maintain programme progress. Monitor subcontractor performance and challenge where required. Ensure all works are completed in accordance with programme, drawings, specifications and quality requirements. Oversee QA processes through to white box stage, followed by snagging and final finishing. Work closely with the Finishing Foreman and wider site management team. Attend weekly coordination meetings with contractor supervisors. Establish clear actions and deliverables for subcontractors. Escalate programme, quality, resource or operational issues to the Project Manager/Site Manager. Coordinate effectively with logistics teams and contractor supervisors.
