Short-Term Rental Sales Specialist in Slough

Short-Term Rental Sales Specialist in Slough

Slough Full-Time On-site
3

Base Salary: £26,500 per year plus commission

About Us

We are a growing UK-based short & medium term rental group servicing 550+ units across the UK and Ireland, with our head office in the UK and operations in Dubai.

360 Stays and Luxaura Homes, our luxury short-term rental brand, are among the short-term rental brands where we are directly responsible for sales. We also run Perigon Living, our corporate accommodation agency. Between them we look after leisure guests, business travellers, contractors and project teams.

About the Role

We are looking for an ambitious salesperson to join our team in Slough.

This is a specialist sales and reservations role. Experience in short-term rentals or serviced accommodation is a real advantage, but the most important thing is that you can sell.

You will be responsible for taking accommodation enquiries from initial contact through to confirmed booking and staying close to the client throughout their stay. You will work with corporate and business accommodation bookers, source suitable properties, negotiate with property owners and accommodation providers, and manage reservations through our Property Management System (PMS) and CRM. You will also generate new business through your own outbound work.

You will work across both sides of the accommodation transaction:

Winning, converting and growing accommodation bookings

Sourcing suitable properties to fulfil client requirements

This is a hands-on commercial role where your ability to convert enquiries, negotiate effectively and secure suitable accommodation will directly contribute to company revenue.

This is not a general sales, customer service or virtual assistant position.

What You'll Do

1. Convert Accommodation Enquiries Into Confirmed Bookings

You will be responsible for turning qualified accommodation enquiries into confirmed reservations across the UK and Ireland.

Your responsibilities will include:

  • Responding promptly to inbound accommodation enquiries.
  • Understanding dates, location, number of guests, budget and specific accommodation requirements.
  • Qualifying enquiries and identifying genuine booking opportunities.
  • Recommending suitable properties based on client requirements.
  • Communicating with clients by phone, email and messaging.
  • Answering questions and handling objections.
  • Discussing and negotiating rates where appropriate.
  • Following up consistently with prospective bookers.
  • Maintaining accurate lead and booking information in the CRM.
  • Taking ownership of enquiries from initial contact through to reservation.

2. Manage Corporate & Business Accommodation Enquiries

You will communicate directly with professional accommodation bookers, including:

  • Corporate clients
  • Business travellers
  • Contractors
  • Project teams
  • Companies requiring extended stays
  • Clients requiring accommodation for multiple people
  • Clients requiring multiple properties

You will need to quickly understand what the client requires and identify a commercially suitable solution.

You will also build relationships with repeat corporate bookers and help develop ongoing accommodation business.

A confirmed booking is the start of the relationship, not the end. You will stay in touch with guests and bookers at several points before, during and after each stay. The aim is to secure extensions and win repeat bookings, because that is where margin builds over time.

Converting guests into clients is a big part of this. Many of our guests travel for work, and every one of those stays is a chance to open a new account. You will find out who arranges accommodation for their company, start that conversation, and turn a single booking into regular business.

4. Source Suitable Accommodation

When our existing property inventory doesn't meet a client's requirements, you will source suitable alternatives through our network of property owners and accommodation providers, and grow that network over time.

This will include:

  • Identifying suitable properties and checking availability.
  • Contacting property owners, hosts and accommodation providers.
  • Checking that providers are genuine and meet our standards on cleaning, deposits and guest support before we place a booking.
  • Negotiating rates and payment terms that leave room for a healthy margin.
  • Comparing available accommodation options and securing the best fit for the client.
  • Building relationships with property owners and accommodation providers.
  • Recording property, provider and availability information accurately.

You should be confident picking up the phone, speaking with property owners and negotiating commercially.

5. Generate New Business

Outbound lead generation is a core part of the role. You will:

  • Research upcoming construction and infrastructure projects to find contractors who will need accommodation, and contact them before they start looking.
  • Find and approach decision-makers at target companies through LinkedIn and other online channels.
  • Keep an active, professional presence on LinkedIn and social media, so the people who book accommodation know who you are and what we offer.
  • Meet clients and prospects in person at their offices and sites.
  • Represent the group in meetings with corporate accommodation agencies that place guests with 360 Stays and Luxaura Homes.
  • Log every lead and conversation in the CRM with a clear next step.

This is a revenue-generating role.

You’ll need to be comfortable:

  • Discussing pricing and rates.
  • Negotiating with clients and property owners while protecting commercial margins.
  • Moving enquiries towards a clear outcome.
  • Taking ownership of your sales pipeline.
  • Finding solutions when the initial accommodation option isn't suitable.

PMS, CRM & Technology

You will use property management, CRM and other online systems every day.

Experience with platforms such as:

  • PMS: Hostaway, Hospitable, Guesty, Hostfully or similar.
  • CRM: Zoho, Salesforce, GoHighLevel or similar.

You don't necessarily need experience with every system listed above, but you must be comfortable working with technology and learning new platforms quickly.

Accurate data entry and maintaining up-to-date enquiry, client and booking information are important parts of the role.

What We're Looking For

You must have:

  • At least 2 years of relevant hands‑on experience in a sales role.
  • Proven experience personally converting enquiries into confirmed sales.
  • Excellent spoken and written English.
  • Strong telephone and written communication skills.
  • Strong follow‑up and objection‑handling skills.
  • Excellent organisation and attention to detail.
  • Experience using PMS, CRM or similar online systems.
  • Ability to manage multiple enquiries simultaneously.
  • Ability to work independently and take ownership of the sales pipeline.
  • A professional, persistent and solutions‑focused approach.
  • Ability to work full‑time from our Slough office.
  • The right to work in the UK.
  • A full UK driving licence.

The following would be advantageous:

  • Understanding of the UK short‑term rental and serviced accommodation market.
  • Experience communicating directly with accommodation clients.
  • Experience sourcing or arranging accommodation when required.
  • Experience discussing and negotiating rates.
  • Business travel accommodation.
  • Contractor accommodation.
  • Extended‑stay bookings.
  • Multi‑person accommodation bookings.
  • Multi‑property accommodation requirements.
  • Hostaway, Guesty, Hospitable, Hostfully or similar PMS experience.
  • Zoho, Salesforce, GoHighLevel or similar CRM experience.
  • Experience dealing directly with UK property owners and landlords.
  • A strong, active professional presence on LinkedIn or other social media.

Who This Role Is For

This role suits someone who already knows how to sell and wants the chance to earn more and progress in an industry with real room to grow.

You should be able to receive an accommodation enquiry and independently:

  • Understand the requirement → identify suitable accommodation → communicate with the client → negotiate where necessary → follow up → secure the booking → keep the client coming back.

You should also be comfortable sourcing additional properties when our existing inventory doesn't meet the client's requirements.

We're looking for someone who understands that successful reservations take more than answering enquiries. You need to be able to sell, negotiate, follow up and close.

What Success Looks Like

Success in this role means:

  • Converting accommodation enquiries into confirmed bookings and responding quickly to new opportunities.
  • Building relationships with corporate and professional bookers that lead to repeat business.
  • Securing extensions and turning guests into regular clients.
  • Sourcing suitable properties at commercially viable rates.
  • Building strong relationships with property owners and accommodation providers.
  • Opening new accounts through your own outbound work.
  • Keeping your pipeline, PMS and CRM accurate and up to date.
  • Taking ownership of every enquiry until it reaches a clear outcome.
  • Contributing directly to company revenue and growth.

This is a fully office‑based role in Slough, Berkshire. After a minimum of 6 months in the office, and depending on performance, there may be the option to work from home and spend more time out in the field. Field work means viewing properties and meeting clients, prospects and agency partners at their offices. This is not guaranteed.

You will work Monday to Friday, 40 hours per week, alongside the wider team.

Outside office hours, we may occasionally need to get hold of you. This would only be if the team picks up a guest issue that needs your input, and it won't be a regular thing. You won't be expected to be online in the evenings or at weekends, but we do need to be able to reach you when it genuinely matters to a guest or client.

The role involves frequent telephone, email and online communication with corporate clients, business bookers, property owners and accommodation providers.

Candidates must be able to reliably commute to our Slough office.
