We are working with a highly respected, long-established independent estate agency group to recruit a Lettings Manager for their Woking office. This is a brilliant opportunity for an experienced Lettings Manager, Assistant Lettings Manager, or strong Senior Lettings Negotiator with listing experience who is ready to take ownership of a growing office with genuine potential.

The office is still relatively young, having been established for around three years, and has significant room for growth. It is not yet one of the business’s largest income-producing offices, but the opportunity is very much there for someone capable, driven and commercially minded to come in, do the fundamentals well, and build something substantial. For the right person, this could realistically become a very strong earning role, with the potential to exceed the advertised OTE as the office grows.

You will be joining a well-known Surrey estate agency business with a strong reputation, established infrastructure and a supportive senior leadership team. The Woking office is a sizeable, well-positioned branch with both sales and lettings operating from the same location, creating good internal referral opportunities and a strong team environment. This role would particularly suit someone who enjoys a busy, high-volume lettings market and wants the earning potential and pace of a London-style market without the London commute.

You will be responsible for driving the lettings function forward, increasing market share, generating new business, building landlord relationships and leading the team as the office continues to grow.

Key Responsibilities

  • Drive new business generation and grow the lettings market share locally
  • List and win new lettings instructions
  • Build and maintain strong relationships with landlords, tenants and local contacts
  • Lead, motivate and develop the lettings team
  • Work closely with the wider sales team to maximise referral opportunities
  • Deliver high standards of service, advice and professionalism
  • Ensure compliance with lettings legislation and internal processes
  • Manage performance against office targets and revenue expectations
  • Represent the business positively in the local market

About You

We are looking for someone with solid residential lettings experience who is ready to take ownership of an office with real growth potential. You may already be a Lettings Manager, or you could be an experienced Assistant Manager or Senior Lettings Negotiator who has strong listing experience and is ready for the next step. You will need to be commercially minded, proactive and confident in front of landlords. This is not a maintenance role; it needs someone who can spot opportunity, build relationships and help the office grow.

You will ideally have:

  • Proven experience in residential lettings
  • Strong listing and business generation experience
  • The ability to build trust with landlords and clients
  • A confident, polished and professional approach
  • Good local market awareness or the ability to quickly learn the Woking market
  • Strong communication and negotiation skills
  • A target-driven, proactive mindset
  • Leadership potential or previous people management experience
  • ARLA qualification preferred
  • Full UK driving licence

Package
