The Opportunity
We are working with a highly regarded, long-established estate agency brand with a strong reputation across London and the South East. They are now looking for two experienced lettings professionals to take ownership of their Richmond and Wimbledon lettings operations. Both offices sit in excellent, high-value markets with significant opportunity to grow. These are not “steady-state” roles; they are genuine build-and-drive opportunities for someone who wants to make a visible impact quickly. The successful candidate will be the key valuer and commercial driver for the branch, with support from a negotiator, wider neighbouring offices, client services, tenancy support and centralised property management. This would suit an experienced Lettings Manager, Senior Lettings Manager, Assistant Lettings Manager or strong Lister/Valuer who is ready to step into a proper leadership role.
What You’ll Be Doing
- You will be responsible for driving lettings performance across your branch, with a focus on new business, valuations, market appraisals, landlord conversion, managed stock growth and service quality.
- Key responsibilities include:
- Generating and converting market appraisals
- Winning new instructions and growing managed units
- Driving deal value, move-ins and renewal/continuation income
- Building strong landlord relationships and delivering excellent service
- Working closely with negotiators across your branch and neighbouring cluster offices
- Collaborating with client services, tenancy teams and property management
- Ensuring high standards of compliance, communication and client care
- Creating consistency and stability in the office
- Leading from the front and setting the pace commercially
What They’re Looking For
The client is looking for someone who can bring energy, structure and consistency. You’ll need to be commercially sharp, service-led and confident in your ability to generate business rather than waiting for leads to be handed to you.
- Ideal background:
- Strong lettings experience, ideally at Senior Negotiator, Assistant Manager, Lettings Manager or Senior Lettings Manager level
- Proven ability to win instructions and conduct valuations
- A stable track record in lettings
- ARLA / Propertymark qualification preferred and ideally expected for this level
- Good understanding of compliance, managed units and landlord retention
- Strong client care and service standards
- A proactive, resilient, “go-getter” attitude
- Ability to work autonomously while using the wider business support around you
Why This Role?
This is a brilliant opportunity for someone who wants ownership, earning potential and visibility. The areas are strong, the brand is established, and the infrastructure is there — but both offices have room to grow. That means the right person can come in, make improvements quickly and genuinely put their stamp on the role.
Benefits include:
- Flexible basic salary depending on experience
- Realistic OTE around £70,000–£75,000
- £420 per month car allowance or electric company car option
- Commission on move-ins and deal value
- Ongoing income opportunity from renewals/continuations
- Additional target-based bonus potential
- 25 days holiday plus bank holidays
- Birthday off
- Alternate Saturdays, 9am–2pm, with a full day off in lieu
- Shorter-than-average working hours for the sector
- Recognition events, awards, incentives and social events
- Wellbeing support and wider career development opportunities
