We are seeking a Quantity Surveyor / Estimator with a minimum of 3 years’ industry experience to support the commercial delivery of hospitality and office fit-out projects. The role requires a proactive commercial mindset, strong cost planning skills, and the ability to work collaboratively within a fast-paced design-led environment. You will be involved from early-stage budgeting and feasibility through to final account, helping ensure projects are delivered on time, within budget, and to the highest standard.

Key Responsibilities- Prepare detailed cost plans, estimates, and budgets from concept and developed design information
- Assist in feasibility studies and cost advice during early design stages
- Analyse drawings, specifications, and design proposals for cost implications
- Prepare and submit competitive tenders for Design & Build projects
- Source, analyse, and negotiate supplier and subcontractor pricing
- Identify risks, opportunities, and value engineering options without compromising design intent
- Manage project budgets and cost reporting throughout the project lifecycle
- Prepare interim valuations, applications for payment, and cash flow forecasts
- Monitor project costs, variations, and change control
- Value, agree, and finalise variations with clients and subcontractors
- Prepare and agree final accounts
- Assist with the preparation and administration of Design & Build contracts
- Manage subcontractor procurement, valuations, and payments
- Ensure compliance with contractual obligations and commercial procedures
- Support commercial negotiations and dispute avoidance
- Work closely with designers, project managers, and site teams to align cost control with design and delivery
- Attend project and client meetings where required
- Provide clear and accurate commercial reporting to senior management
- Contribute to continuous improvement of estimating and commercial processes
- Minimum 3 years’ experience in a Quantity Surveyor and/or Estimator role
- Experience working with a contractor essential
- Experience within interiors, fit-out, hospitality, workplace, or Design & Build projects preferred
- Degree or equivalent qualification in Quantity Surveying, Construction Management, or related discipline preferred
- Strong understanding of Design & Build procurement and commercial processes
- Knowledge of standard forms of contract
- Strong commercial awareness and numerical ability
- High attention to detail with a creative, problem-solving approach
- Confident communicator with strong negotiation skills
- Ability to work across multiple projects in a fast-paced environment
- Proficient in Excel and estimating software
- Appreciation of design quality and the ability to balance cost with creativity
