The role:
- This isnât a team management scenario. No supervising juniors. No babysitting. It is an autonomous, senior role where you report directly to the Directors and are trusted - genuinely - to get on with it.
- Responsible for 2 or 3 schemes at a time (ÂŁ5m - cÂŁ20m).
- Design & Build | Cut & carve refurbs | New builds with basements | CAT A/B fitâOuts, all the usual technical carnage.
- JCT with CDP - the TSM obstacle course.
You will be the technical spine of the project, dipping into preâcon, design, delivery, commissioning, and all the moments where someone whispers, "We should probably ask the TSM..."
Your day might involve:
- Reârouting ductwork that was drawn by someone who has never seen a ceiling void.
- Explaining (again) why the riser canât go there.
- Turning MEP mayhem into coordinated calm.
- Saving the programme by pointing out a catastrophic clash others thought was fine.
- Keeping subbies honest on cost and scope (your sixth sense for silly prices is unmatched).
- Being the projectâs technical adult - because someone has to be.

- A seasoned TSM with real D&B battle scars.
- Contractâaware, commercially switchedâon, and allergic to BS.
