1st Step Solutions are supporting one of our clients who have an opportunity for a MEP Surveyor / Building Services Consultant to join their growing team based in London.
Our client is a multi-disciplinary consultancy of 65-70 professionals, specialising in MEP services and building consultancy. This role offers a fantastic opportunity to grow within a supportive team.
Note: This is not a Quantity Surveying role. The focus is on MEP plant and equipment surveying, including producing repair/replacement cost estimates.
Key Responsibilities
- Conduct surveys for PMP and CAPEX planning
- Asset identification and PPM programme development
- Strategic advice on retrofit feasibility aligned with Net Zero goals
- Support and consultancy for appointing PPM contractors
- HVAC system design and compliance reviews
- Heating consultancy, including Gas Safe advice
- Feasibility studies for HIU and heat pump retrofits
- EPC improvement strategies and implementation plans
- HV/LV infrastructure upgrade planning (in liaison with UKPN)
- RIBA Stage 4 design for MEP installation, upgrade, and redevelopment
- RIBA Stage 5 & 6 quality monitoring for MEP installations
- HVAC commissioning oversight and management
- CCTV drainage inspections and reporting
- Consulting on vertical transportation systems (lifts, escalators)
- BMS and controls upgrade specification
- Life safety systems consultancy (linked to BSC compliance)
- Security system and access control design/re-design
- Fire alarm and AOV systems design and project management
- LED lighting system design and project management
- MEP Technical Due Diligence (TDD) for acquisitions and lettings
- Pool and spa services consultation
- Legionella prevention and water treatment advice
Experience:
- Strong background in commercial office and/or block residential environments
- Demonstrable experience with property-based M&E surveying (not site-based work)
Qualifications:
- Engineering degree preferred (mechanical or electrical discipline)
Skills:
- Proficient in MS Word, Excel, PowerPoint
- Strong written and verbal communication skills
- Client-focused with attention to technical and compliance detail
